(MONTHLY RENT)
Dear tenants, to provide you with a pleasant experience during your stay with us, read the detailed
terms below about the monthly room rental at Bacalar Sunrise Villa.
1. Room features:
The room is equipped with what is detailed below.
Upon check in, each item will be reviewed to preserve the state with which it was given:
• King Size Bed • 1 bathroom • 2 bedside cabinets • Desk and chair • 4 hanger
• Hot & cold water • Wardrobe • Air conditioning (control) • Wifi
• Fan • luggage rack
2. Shared areas:
Here we introduce you the common areas, however, personal property and safety is the tenant
responsibility.
• Access to the lagoon (for safety reason, recommended from 7 am-7pm)
• Shared kitchen : Including stove, microwave, sink, refrigerator, coffee maker, water boiler,
toaster, kitchenware and tableware (Please keep clean and wash the dishes after using)
• Shared living room : Table game, TV, share laptop for watching the channel
• Large Garden • Parking area
• Kids area ( Parents have a responsibility to keep their children safe )
• If you have pets, tenant have responsibility to take care of them and Keep the environment
tidy
After cooking, if the dishes or pot have a lot of oil, please drop to the garbage can instead of washing
it directly in the sink ( Because of we using biodigester system)
5. Visits:
If you have visitors during your stay, you will be charged extra in the following situations:
• Each visitor will charge 50 pesos ( above 7 years old )
• The visitor stays a night in your room $ 100.00
6. Schedules:
In order to safeguard the integrity and safety of our guests, the door of the property is open from 8
am to midnight. Remote control will be provided to open and close the door when necessary. (If you
return before 12 pm, keep the door open. Close the door if you return after 12 pm)
7. Price and expenses NOT included:
The price of each room with the admission of _1~2_ people , $ __16000__ pesos per month, you
must also leave a security deposit equivalent to the one month rent ($ ___7000___ pesos) that will be
returned when you check out and we verify that the department is in the same condition as it was
delivered.
8. Charges:
• If the room key is lost, a charge of $ 100.00 will be made.
• If you lose the remote control of the port, you will be charged $ 1500.00. You will be asked for
$ 1500 of guarantee deposit for the control of the door, (it will be returned when you leave
the accommodation)
• If it causes any damage to the facilities, the security deposit will be deducted.
9. Free kayaking:
In order to provide the guest with a pleasant experience of the site, we offer the following services,
any damage caused to the equipment provided will be deducted from the security deposit.
• We offer 5 hours of free kayaking and SUP per month, and free bike every month.
• This offer is only for the tenant, not for his visitor (the visitor can rent the equipment at any
time).

NOT ASSIST THE CONTRIBUTION, PAYMENT OF FEDERAL, STATE OR MUNICIPAL TAXES, WHICH HAS A
COMPLETE LEGAL CAPACITY TO CONTRACT AND ACCEPT THIS.

CLAUSES
FIRST.- THE LESSOR ACCEPTS AND ALLOWS THE OCCUPANT TO HAVE THE OCCUPATION OF THE
PROPERTY DESCRIBED IN THE HEAD OF THIS AGREEMENT.
SECOND.- THE PRESENT TRANSACTIONAL AGREEMENT SHALL HAVE A DURATION OF __1__ MONTHS
THAT WILL BEGIN FROM _____April 27____________________________ AND WHICH BY LOGIC
CONSEQUENCE EXPIRED THE _______May 27_______________________________,
UNDERSTANDING THAT THE OCCUPANT IS OBLIGED TO UNEMPLOY AND DELIVER TOTAL AWARD TO
THE CULTURAL REQUIREMENT. CASE OF DISCLAIMER FOR THIS DELIVERY ON THE DATE PACTED
OCCURS BEFORE THE CIVIL JUDGE OF THE FIRST INSTANCE OF THIS CITY, WHICH IS CARRIED OUT IN
THE ROAD OF APPRECIATION IN EXECUTION OF JUDGMENT, PROCEED ACCORDING TO THE LEU
WITHOUT MAJOR PROCESSES, BEING CHARGED BY THE OCCUPANT THE EXPENSES AND COSTS
OCCURRED, AS WELL AS DAMAGES AND INJURIES, IN THE EVENT THAT IT WISHES TO CONTINUE WITH
THE USE AND ENJOYMENT OF THE HOUSE ROOM, IT WILL BE NOTIFIED WITH 30 DAYS OF
ANTICIPATION FOR THE EFFECT OF CELEBRATING NEW AGREEMENT.
THIRD.- THE OCCUPANT WILL PAY TO THE LESSOR THE AMOUNT OF $ ___16000__________ PESOS BY
CONCEPT OF A MONTH OF RENT, SAME THAT WILL BE PAID FOR THE FIRST 30 DAYS TRANSFERRED OF
EACH MONTH, IN CASE OF DELAY THE PATORY CAUSES ON THE AMOUNT MENTIONED, A REASON OF
10% MONTHLY, THE LACK OF TIMELY PAYMENT OF TWO CONSECUTIVE MONTHS WILL BE CAUSE OF
ANTICIPATED TERMINATION OF THIS AGREEMENT.
FOURTH.- THE OCCUPANT DELIVERED TO THE LESSOR THE AMOUNT OF $ __7000___________ PESOS
PER CONCEPT OF DEPOSIT IN THE PROPERTY LOCATED IN Costera de Xul Ha, COMMUNITY OF XUL HA,
EJIDO DE JUAN SARABIA, QUINTANA ROO, GUARANTEE THE POSSIBLE DAMAGES AND INJURIES THAT
MAY BE CAUSED IN THE PROPERTY, THE SAME AMOUNT THAT WILL BE RETURNED DELIVERING THE
TOTALLY DISCOVERED PROPERTY RENTED IN OPTIMAL CONDITIONS, AS PROVIDED IN THE
CONDITION, CONDITION OF THE CONDITION , AS WELL AS THE SERVICES.
FIFTH.- THE OCCUPANT CANNOT HAVE THE INCOME BY ANY CONCEPT, UNDER ANY TITLE, OR
JUDICIAL, OR EXTRAJUDICIALLY, OR BY COMPOSITIONS, REPARATIONS OR IMPROVEMENTS MADE IN
THE PROPERTY OF THE BENEFITS AGREEMENT.
SEVENTH - THE PARTIES EXPRESSLY AGREE THAT IF THE OCCUPANT WANTS TO TERMINATE THIS
AGREEMENT BEFORE THE AGREED TIME, THE OBLIGATION WILL BE WRITTEN TO WRITE ITS
DESIRATION WITH THIRTY DAYS OF ANTICIPATION, PREVENTION OF PREVENTION OF OCCUPATION.
EIGHTH.- THE OCCUPANT RECEIVES THE PROPERTY IN GOOD CONDITION, FOR WHICH IT IS MADE
DELIVERY OF A GAME OF DOORS AND PADLOCK KEYS, WHICH WILL RETURN TO THE LESSOR ¬ IN THE
SAME THAT IS RECEIVED AT THE TERMINATION OF THIS AGREEMENT, OBLIGATING THE OCCUPANT TO
INDEMNIFY THE LESSOR OF ANY DETERIORATION CAUSED IN THE PROPERTY BY GUILT OR
NEGLIGENCE AND IS OBLIGED TO COVER ITS OWN PECULIUM, THE PAYMENT THAT CORRESPONDS TO
THEM FOR THE CONSUMPTION OF ELECTRICAL ENERGY OPPORTUNITY OF AN OPPORTUNITY OF THE
PRESENT OPPORTUNITY AGREEMENT, THE OCCUPANT IS OBLIGED AND COMMITTED TO EXHIBIT THE
PROOFING DOCUMENTATION OF PAYMENTS BY THE Bimonthly SERVICE TO ACCREDIT THAT THIS IS
CURRENT IN THE PAYMENT OF SUCH SERVICE.
NINTH.- THE LESSOR HAS THE FACULTY TO COVER AND REPAIR ANY FAILURE IN FACILITIES AND / OR
APPLIANCES WITHIN THE PROPERTY THE FIRST 3 MONTHS AFTER THE SIGNATURE OF THIS
AGREEMENT, FULFILLING THE AGREED TIME THE LESSOR IS ALLOWED TO DISCLAIM. RESPONSIBILITY
AND GRANTING RESPONSIBILITY TO OCCUPANT.
TENTH.- THE OCCUPANT WILL DESTINATE THE REAL ESTATE OF THIS AGREEMENT, EXCLUSIVELY FOR
HABITATIONAL USE AS PROVIDED BY FRACTION III OF ARTICLE 2695 OF THE CIVIL CODE IN FORCE OF
THE STATE OF QUINTANA ROO, SUBMITING TO THE INDICATED IN FRACTION II OF ARTICLE II. LEGAL
ORDER.
ELEVENTH.- FOR THE EFFECTS OF THIS TRANSACTION, BOTH PARTIES ARE SUBMITTED EXPRESSLY TO
THE JURISDICTION AND COMPETITION OF THE CORRESPONDING AUTHORITIES AND IN THEIR CASE TO
EXECUTE THIS TRANSACTIONAL UNEMPLOYMENT AGREEMENT AND DELIVERY.
SIXTEENTH.- IF THE OCCUPANT DOES NOT RESPECT THE TIME AGREED IN THE SUCH AGREEMENT, THE
RETURN OF ITS DEPOSIT IS NOT MADE, AS WELL AS I WILL ALSO HAVE TO PAY THE PENALTY IN CASH
THAT IS ORIGINATED, TO CANCEL INTERNET ANTICIPADET INTERNET, TVET ANTICIPADET OR ANY
OTHER SERVICE.
