DEED OF SALE OF RIGHTS

I, LETICIA ESPINOSA, Filipino, of legal age, married, with residence

and postal address at Block 6, Barangay San Vicente, Tarlac City, after having
been first duly sworn to in accordance with law, do hereby depose and say:

That I am the lawful occupant/claimant of a parcel of land known as Block

2, Lot No. 26 situated in Barangay San Vicente, Tarlac City.

That for and in consideration of the sum of FORTY THOUSAND

(₱40,000.00) PESOS, Philippine Currency, receipt in full of which I hereby
acknowledge to my entire and complete satisfaction from TERESITA P.
BAUTISTA, of legal age, Filipino citizen, and a resident Barangay San Vicente,
Tarlac City, I hereby CEDE, SELL, TRANSFER and CONVEY, by way of
Absolute Sale unto the VENDEE the above-described parcel of land.

That I hereby warrant the peaceful possession of the Vendee and that there
are no other existing claimants or occupants thereof and the same is free from
aliens and encumbrances;

That this transfer of rights is subject to all the warranties provided by law
for the protection of the Vendee and I further warrant to defend the rights of the
Vendee from claims of other persons.
