ABOUT THE HOME


This two-story detached home has been well maintained and is in
above average condition.

▪ Roof - The asphalt roof is aging and requires a tune-up to


extend its life. The flat roof membrane is in good repair.
▪ Exterior - The exterior of the home is clad in brick: brick is the
preferred wall covering.
▪ Structure - No structural concerns were identified during the
inspection. Mold was noted on parts of the roof sheathing.
▪ Electrical - The 100-amp service is appropriate for a home of
this size. There is a modern breaker panel. There are aluminum
wires present. Some insurance companies may require an ESA
inspection.
▪ Heating - The high-efficiency furnace is 5 years old with a
typical lifespan of 15 to 20 years.
▪ Air Conditioner - The unit is 8 years old with a typical lifespan
of 10 to 15 years.
▪ Insulation - The attic has the modern level of R-60 cellulose
insulation.
▪ Plumbing - All visible water distribution piping is copper;
copper is the preferred pipe material. No floor drain was visible
it may be covered.
▪ Interior - The interior of the home is in good repair. The newer
windows will help reduce energy costs and improve comfort.
