KNOW ALL MEN BY THESE PRESENTS:

I, JOY HERRERA LAQUINDANUM, of legal age, Filipino Citizen, single a resident of 2824
Maharlika Street, Daang Bakal, Dau, Malabacat City, Pampanga, am the lawful possessor of a parcel of
land (with improvements) situated in Fiesta Communities – Dapdap, Mabalacat City, Pampanga have
NAMED, CONSTITUTED, and APPOINTED, and by these presents do hereby name, constitute and
appoint LUZVIMIN G. GO CHAN, of legal age, Filipino Citizen, single and a resident of 1214 Tambunting
Street, Santa Cruz, Manila, to be my true and lawful attorney-in-fact, to act on my behalf and in my name,
to execute, do and/or perform all or any of the following acts, deeds, matters and things, to wit:

1. To NEGOTIATE and TRANSACT with the FIETSA COMMUNITIES DAPDAP, PAG-IBIG,

REGISTRY OF DEEDS OF ANGELES CITY, the BUREAU OF INETRNAL REVENUE and other
ageny/ies, entity/ies or instrumentality/ies of the government with respect to Transfer Certificate of
Title No. 045-2017004745, which property is more particularly described as follows:

A parcel of land (Lot 10, Block 29, of the cons. Subd., plan PSd-03-223839,
being apportion of Lot 1, Block 58, PSd-03-217084, LRC Rec. No. 132)
situated in Barangay of Dapdap City of Mabalacat, Province of Pampanga,
Island of Luzon xxx containing an area of FORTY-FIVE (45) meters, more or
less.
2. To sign, execute, and deliver contracts, documents, agreements, and other writing/s of whatsoever
nature, kind or description, including the power to enter into a compromise agreement, with any
person/s. entity/ies or agency/ies for purposes of consummating the above-mentioned authority/ies
and/or power/s;

3. In general, to do all others acts, deeds, matters and things whatsoever with respect to the above-
mentioned property as fully and effectually to all intents and purposes, as we could do if personally
present.

HEREBY GIVING AND GRANTING unto our said attorney-in-fact full power and authority whatsoever
requisite or necessary or proper to be done in or about the premises, as fully to all intents and purposes as
we might or could lawfully do if personally present, and hereby ratifying and confirming that our said
attorney shall do or cause to be done under and by virtue of these presents.
