What should I check before taking a house for lease?

These may also be checked before leasing.

1) Study the neighbourhood, ease of accessibility, owner behaviour etc.

2) Period or tenure of lease and extension clauses.

3) Amount agreed, increment in case of period extension

4) Exclusions and Inclusions for the amount – like charges for electricity, water, maintenance,
housekeeping, security, garbage disposal, other amenities etc.

5) Allowable alterations and modifications, security systems incorporation

6) Whether sub-letting in part or whole is allowable

7) Any limit on no. of occupants

8) Any point accepted or denied should always be taken in writing

9) List of inventory like fixtures, fittings, furnitures etc. with photographs, age, condition,
quantity.

10) Clause on replacement with equivalent product in case of damage.

11) Statutory obligations of property taxes etc. for the duration of occupancy

12) Kind of Domestic Pet animals allowed

13) Purpose of residential or commercial use

14) Major and Structural repair scope of owner

15) Any particular rules and regulations of association

16) Termination clauses in agreement, notice period, break and release clauses

17) Adjustable costs on repainting or repairs

18) Use of signages and name boards

19) Fire and Exit plans, necessary drawings for services layout

20) Any guarantor or witness requirements in particular.
