RENTAL AGREEMENT

This Rental Agreement executed at Agartala, Tripura on this, the [Date]


between [Name], residing at [Address], aged [AGE] years, hereinafter referred
to as “OWNER” of the rented property.

[Name], residing at [permanent address], aged [AGE] years, hereinafter


referred to as “TENANT” of the rented property.

The term OWNER and TENANT shall mean and include their respective
spouses, heirs, executors, administrators, legal representatives, successors,
and assigns of their part as parties wherever context admits it and includes
the same.

WHEREAS the OWNER is the sole and absolute owner of the residential
property which is more fully described in the SCHEDULE hereunder and at
the enjoyment of the owner.

TENANT OWNER
WHEREAS the TENANT for want of residential purpose approached the
owner to let out the same on a monthly rental basis and, the OWNER has
agreed to let out the said premises under the following terms and
conditions:

1. The TENANT shall mandatorily submit a copy of her Aadhar Card,


PAN Card, permanent address proof, occupational details before the
commencement of the term under this agreement.

2. The TENANT shall pay a sum of [AMOUNT] being Security Deposit by


any mode on which the receipt of the same would be acknowledged by
the OWNER. The said deposit shall not carry any interest at the time
of refund.

3. The TENANT shall pay the OWNER a sum of [AMOUNT] on or before


the first week of ever succeeding English calendar month.

4. The term of this agreement of rent shall commence from [DATE] and it
will remain in force for a period of eleven months, which is extendable
for further period with the option of the TENANT and terminable with
the option of both the parties. If not renewed on the 11 th month, this
Rental Agreement shall stand invalid.

5. During the term, the Security Deposit amount will not carry any
interest and this amount is fully refundable to the TENANT by the
OWNER while termination of this agreement after deducting arrears of
dues of the TENANT such as rent, electricity bill, damages to house
property and other added appliances etc.

TENANT OWNER

6. The TENANT is liable to hand over intact, good tenantable condition


house property including the TV cabinet, all appliances such as Air
conditioners (two), Beds (two), Dining table (one), Dining chairs (four),
Chimney (one), Gas Oven (one), Water Purifier (one), Refrigerator
(one), Sofa (one set), in running condition only at the time of
termination of this agreement.

7. The TENANT shall not sub-let or under let or part with the possession
of the schedule premises with any other third party without the
consent of the owner.

8. The TENANT is liable to allow the OWNER of his representatives to


inspect the house premises at any reasonable hour, in the day time,
with prior intimation, to view the conditions thereof and to affect such
repairs as the OWNER is required to do, and to carry out any work
and the TENANT shall allow the same to be done without any
objection.

9. The TENANT shall replace at their cost all the fittings, electrical
instalments etc., damaged by the TENANT and all expenses for the
maintenance of these items shall be borne by the TENANT.

10. The TENANT may use the warranty period of any appliances for its
repairment, if the same falls under any such benefits. If not, the
electrician or any person for that matter shall be chosen by the
OWNER.

TENANT OWNER

11.The TENANT shall be entitled to fix temporary fittings, fixtures and


appliances in the rented property with the consent of the OWNER and
shall be at liberty to remove them while vacating the rented property
without causing damage to the construction and walls.

12. The TENANT shall not make any structural additions or permanent
alterations to the rented property.

13.If any damage occurs due to the negligence of the TENANT, such
damages will be borne by the TENANT or such charges will be
deducted from the security deposit amount.

14.The OWNER shall pay the Urban Tax, Municipal Taxes and other
taxes and outgoing both present and future in respect of the rented
property up to date and ensure uninterrupted habitation by the
TENANT during the period of the rental agreement.

15. The TENANT shall be entitled to terminate this rental agreement


before the completion of the term.

16. Either the parties shall give 2 months prior notice before terminating
the agreement stating the anticipated date and time of vacating the
premises.
17.The TENANT shall be entitled to a parking spot in the Ground Floor of
the scheduled address of the premises.

TENANT OWNER

18. The TENANT shall not create any untoward disturbance or nuisance
and shall not allow any anti-social person to reside in the premises
except her immediate family.

19. Any guests, invitees except the immediate family shall not be allowed
to reside in the premises for any period without prior consent of the
OWNER.

20. The OWNER shall not be liable to provide water, electricity and for
other faults which might occur due to Governmental issues, on-going
developments or any such reasons which cannot be primarily
controlled by the Owner.

21.The TENANT shall not keep or store any illegal inflammable article or
explosives that endanger life and property.
22. The parties to this agreement agree that the rent mentioned in
Clause 03 will be enhanced by 10% for a like successive term after the
completion of this Rental Agreement.

TENANT OWNE

23.The parties to this agreement agree that all the instalments at the
time of this agreement were in proper and useful condition as
inspected by the TENANT himself/herself.

24.The parties to this agreement agree that the agreement is subject to


the prevailing contractual law applicable to the tenancy and rentals.

25.On default of any payment or violation of any terms and conditions as


listed above, the OWNER is at liberty to recover the Scheduled
premises without any prior notice.

TENANT OWNER

SCHEDULE

The premises of Rent portion in the Second Floor of Sumati Apartments,


consisting of Two Bed rooms, Hall, Kitchen, two Bathrooms & toilets with
electricity, water facilities and added electrical appliances.

It witness whereof the parties above named have set their hands and
