Unlimited Developers is one of the fastest growing residential construction companies in

Louisiana. We specialize in developing small to large sized luxury communities that could range

anywhere from 20-150 homes within each development. We have been spreading fast throughout

Louisiana with the goal of building throughout the whole gulf coast region. Our motto at

Our newest upcoming development is going to be one of the biggest projects we have

done to date. We will be constructing 120 luxury homes in a gated community which will have

amenities such as a clubhouse with a pool, fishing lake, and a wooded walking trail exclusive to

the community's homeowners. We will give our clients the ability to choose their own finishes ,

and add any design they may think of from our 10 plans to choose from.

Louisiana to build this development because it is a community that matches our company.

Zachary is a fast growing community that has so many quality characteristics. Zachary was voted

one of the top ten best places to raise a family by Family Circle Magazine. We want to provide

our clients not only great homes, but a safe and secure community that they can thrive in.
Target Market

The focus for this development will be single families with young kids and young

couples planning to start a family. These types of home-buyers are usually between the ages of

25 and 40 with children 1 to 18 years old. Our development, consisting of 120 homes, will cater

to those families in the middle to high class with a higher price range and an average median

household income of $90,000-$150,000.

The great city of Zachary, Louisiana has been steadily growing since 1920 and continues

to grow about 25% every ten years (United States Census). The average number of people per

household was 2.96 and 88.3% of people are living in the same house as they were last year

(United States Census), meaning the majority of people will be considering moving soon. The

median age for this area is 32 which falls in the middle of our target market's age range (Data

Commons). The median household income in Zachary is about $85,000 and is consistently rising

(Data Commons). These factors make this area a prime location for an upscale housing

development.

Zachary, Louisiana has an amazing school district and is an ideal place to raise children.

The Zachary Community School District has seven Pre-K through grade 12 schools and over

5,000 students (Great Schools). 69% of graduates from the Zachary Community School District

pursue a higher education compared to the 57% Louisiana state average (Great Schools). This is

a great area for any family with young kids still in school. This area is also ideal for young

couples that plan on starting a family in the near future.

The planned area is also conveniently located nearby many entertainment businesses like

restaurants, bars, and hotels. In just a 4-8 minute drive, families and young couples can have a

night out in town at local eateries and popular chain restaurants. Within a five minutes driving
distance there is also a supermarket, gift shop, boutique, and thrift store. This location is also

close to the Port Hudson State Park where visitors can explore hiking trails, participate in nature

programs, and go on tours of the park. If homeowners prefer to entertain from home, the size of

our proposed community allows most families more than half an acre of land to have guests over

or to create an outdoor oasis.

For many families with young children, safety is a number one priority. We understand

this necessity and have created a solution unlike any surrounding communities. Our proposed

housing development will be the only development in the area with a gate at the entrance of the

community. Each resident of the community will have an individualized gate code in order to

track incoming traffic and ensure safety of all homeowners. In addition to safety measures for the

parents, we were sure to include the childrens’ number one priority: fun! That’s why our

proposed community will include a clubhouse with a pool for kids to build friendships and

parents to meet neighbors.

Market Results

Zachary, Louisiana is a rapid growing community that will continue to grow as time goes

on. Zachary is perfectly located in the outskirts of Baton Rouge which is only a 25 minute

commute to the heart of the city. Zachary is also located only 19 minutes from the Baton Rouge

airport. We begin our market test results with conducting a survey throughout the Zachary and

Baton Rouge communities expressing our ideas on the new development. The market test results

showed great interest in the development, proving that many residents in the East Baton Rouge

Parish area would be interested.


Lead Time

At Unlimited Developers, we understand that the process of building a home is exciting

and sometimes can be stressful for the homebuyer. With so many choices, it can be hard to

narrow down exactly what they are looking for. We provide the homebuyer 10 floor plans to

choose from, then allow the homebuyer to customize their home with different finishes and

designs. This ensures the process is not too overwhelming with choices, but the home can still be

customized to the liking of the buyer. In 2020, the average time it took to build a single-family

home was 6.8 months (LevelSet). We at Unlimited Developers estimate our personal lead time

for individual orders to be 7 months for all floor plans we offer. For larger volume purchases, we

estimate a lead time of 8-10 months.

Competitive Analysis

With all of our projects at Unlimited Developers, we take the time out to research the

competitors in the area of our new developments. Our research shows that there are several

neighborhoods in the Zachary area that are fairly close to our development. Those neighborhoods

include Ravenwood, Copper Mill, Live Oak Trace, Lake Point, Fennwood and many more.

There are only two subdivisions that are direct competitors with the type of development we are

building, those being Copper Mill and Americana. Using the software Redfin, we are able to get

more in-depth research about Zachary, Louisiana. Zachary scores a 45 on a scale of 100 in the

competitive market. Most homes in Zachary get multiple offers and the average home is pending

sale after 36 days. Some homes even sell in as little as 4 days from the listing date. The

sale-to-list price is 99.3% which has increased 1.7% year-over-year (Redfin). This competitive
