The focus for this development will be single families with young kids and young
couples planning to start a family. These types of home-buyers are usually between the ages of

Zachary, Louisiana is a rapid growing community that will continue to grow as time goes
on. Zachary is perfectly located in the outskirts of Baton Rouge which is only a 25 minute
commute to the heart of the city. Zachary is also located only 19 minutes from the Baton Rouge
airport. We begin our market test results with conducting a survey throughout the Zachary and
Baton Rouge communities expressing our ideas on the new development. The market test results
showed great interest in the development, proving that many residents in the East Baton Rouge
and sometimes can be stressful for the homebuyer. With so many choices, it can be hard to
narrow down exactly what they are looking for. We provide the homebuyer 10 floor plans to
choose from, then allow the homebuyer to customize their home with different finishes and

competitors in the area of our new developments. Our research shows that there are several
neighborhoods in the Zachary area that are fairly close to our development. Those neighborhoods
include Ravenwood, Copper Mill, Live Oak Trace, Lake Point, Fennwood and many more.
There are only two subdivisions that are direct competitors with the type of development we are
building, those being Copper Mill and Americana. Using the software Redfin, we are able to get
