Tier 3 Base Incentives:

1. Density: The subject property is zoned RD-1.5 and limited to a maximum density of one (1)
dwelling unit per 1500 square feet of lot area. With a lot area totaling 6,620.20 square feet, the
project is permitted to construct up to five (5) dwelling units (rounding up from 4.4) by-right. As an
eligible Housing Development, the project is entitled for a 40 percent density increase for a
maximum of 8 total units(rounding up from 7.25).
