INTRODUCTION:

For many businesses, particularly small businesses or start ups, location is one of if not the most important
factors that determines the success or failure of the business, and for the vast majority who must rent space
to do business, success or failure often begins with successfully obtaining a commercial lease.(2)

Garpaz Enterprises Inc. was founded as a partnership in 1986 by Gary D. Salvosa and Dr.
Pacita B. Salvosa, then known as “GP Enterprises,the organization competed by offering commercial
spaces at strategic locations within the Central Business District (CBD) of Baguio City.

Garpaz Enterprises did not have a concrete growth plans but the owner was aware of the organization’s
strength of having established a successful commercial building business for many years.

PROBLEMS
1. Higher Hierarchical Organization Structure which makes Reports and Decision making hard to be
taken and implemented.

1. No concrete growth plan to counter strong competitors who have a state of the art buildings that
offered superior value for clients’ money. In return for our money is a worth it product or service.

2. The need for an additional workforce. ex. The secretary handling several obligations
leads to poorer performance. Like there is no person incharge for sales and marketing or promotion and
advertising which is very important for a service or product oriented industry. And for maintenance which is
very important for an after sales services.

ANALYSIS AND EVALUATION

We Know that Garpaz Ent. has a higher hierarchical organizational structure,thus make it hard for the
reports to be taken well and decision making implementation. T he board of directors and officers of
Garpaz Enterprises were not all actively involved in the governance and policy-making of the corporation
and only held annual meetings as necessary. Inshort no involvement in decision making regarding the
whole operation. As we all know how important the inclusivity and involvement of all board of directors and
reporting to them the updates and operations for vital decision making. Also for a company with a
branding as a “Family Run Business” affects the operation, it did not allow too many changes as long
as the shareholders are satisfied with the returns, so little attention given to improving the business.

Growth planning is a strategic business activity that enables business owners to plan and track organic
growth in their revenue. It allows businesses to allocate their limited resources toward a centered effort to
adapt to changes in the industry driven by digital disruption and differentiate from competitors. The
strategies and tactics included in a Growth Plan focus on the key driver of revenue generation - the
customer/.(1) Looking back to Garpaz Ent. They have no plans that makes their revenue dropped by 21%
for 2015.

Lastly too many task for the personnel Like the secretary and the admin assistant. From accounting
responsibilities to taking calls for rental inquiries, tenants request and complaints and many others that it
neglects the sales and marketing responsibilities who handles advertising and promotions.Marketing is
essential because it helps you sell your products or services. The bottom line of any business is to make
money and marketing is an essential channel to reach that end goal. Creativs explained that without
marketing many businesses wouldn't exist because marketing is ultimately what drives sales.(6)

With the on going development in Baguio City as a tourism, trade & industry
center in Northern Luzon, more and more large, national and multinational enterprises were investing
and opening local branches in Baguio City. Mostly of the possible tenants are SME’s and are locals from the city.

Economic factors in Table 2 had also shown growth in the real estate, renting and business activity
industry, indicating continued optimism in the commercial property leasing industry sub-sector. These facts
meant that the increasing number of business establishments contributes to the increasing size of the
prospective business tenant market into which Garpaz Enterprises could tap or be a possible tenant.

SOLUTIONS AND STRATEGY

Reevaluate and restructure the organization to clear the responsibilities and obligation of each personnel.
Creation of the sales and marketing personnel. In this digital era, every company must be visible in all
digital space where clients can view details about the product or the services. The sales & marketing will
handle the advertisement and promotion, the process in converting potential client to a tenant, create a
strategic marketing plan to counter competitors and also creation of retention policy to keep existing
tenants for example giving rebates for tenants who will renew the lease contract.
Second is the Maintenance personnel who will handle in maintaining building. Who will check the
cleanliness of the surrounding, the area that are needed repairs and restoration. Who will check the
facilities and will help in the coordination from the marketing to the admin so that they can create a
proposal that will maximize the company’s resources and upgrade the facilities of the building like the
generator, water supply and internet connection.

The CEO/Founder must schedule regular Meetings together with the admin & accounting, sales and
marketing for the updates and reports on the operation and also held a regular annual BOD
meeting/planning to design strategic workable plans so that the company will survive with the different
challenges in the future.
