DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

That this DEED OF ABSOLUTE SALE, made and executed by:

AAA, widow, American Citizen, of legal age, and a resident of

807 PPPPP 20878 USA, the VENDOR;

- in favor of -

BBB and CCC, both of legal age, Filipino Citizens, both are
single, and residing at Address City, the VENDEES;

WITNESSETH:

That for and in consideration of THREE MILLION FIVE

HUNDRED THOUSAND PESOS (₱3,500,000.00), Philippine
Currency, receipt of ₱1,700,000.00 is hereby acknowledged from
the VENDEES, to the entire satisfaction of the VENDOR upon
payment of the balance of ₱1,800,000.00, who hereby SELLS,
CEDES, TRANSFERS and CONVEYS, in a manner absolute and
irrevocable unto the said VENDEES, their heirs and assigns, all her
rights and interests over a certain NHA parcel of land and house
situated at No. 2415, Tramo St., Pasay City, with all the
improvements thereon, more particularly described as follows:

of which the said VENDOR is the sole and exclusive owner thereof.

That the VENDOR hereby warrants valid title to, and peaceful
possession of, the property herein sold and conveyed, and further
declares that the same is free from all liens and encumbrances of
any kind whatsoever.

That the VENDEES have already paid the real estate taxes and
shall pay the capital gains tax and documentary stamp tax, as well
as the transfer tax and broker’s/agent’s commission. Likewise, the
VENDEES shall pay the balance of ₱1,800,000.00 upon signing of
this Deed of Absolute Sale.
