DEED OF ABSOLUTE SALE

 
KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE is made, executed and entered


into by:
 
        JUAN DE LA CRUZ, Filipino, single, of legal age, with
residence address at 1903 Shore Residence, Sunrise Dr, Pasay,
Metro Manila, represented herein by his attorney-in-fact, __, as
evidenced by the herein attached Special Power of Attorney1 and
Authority to Sell2, hereinafter referred to as the SELLER.
 
-AND-
 
        MACKOY PILYO, Filipinos, of legal age, married to JULIA
ALONZO PILYO and with residence address at 123 Ayala Alabang
Village, Muntinlupa, Metro Manila, hereinafter referred to as the
BUYER.
 
WITNESSETH; 
 
        WHEREAS, the SELLER/VENDOR is the registered owner of
the condominium unit located at Beacon Residences, Don Chino
Roces Ave., Corner Arnaiz Ave., Legazpi Village, Makati, 1223 Metro
Manila covered by Condominium Certificate of Title No. 67890
containing a total area of (___) (___) SQUARE METERS, more or
less and more particularly described as follows:
 
CONDOMINIUM CERTIFICATE OF TITLE NO. 67890
REGISTRY OF DEEDS OF MAKATI

“Unit 432 with Parking Unit No. __, located on the fourth floor of
the BEACON CONDOMINIUM RESIDENCES, with a Net floor
area of __, common area of __ and a total area of __”.

WHEREAS, the SELLERS intend to sell the condominium unit


while the BUYER has offered to purchase the aforesaid property;

        NOW THEREFORE, FOR AND IN CONSIDERATION of the


total sum of TWELVE MILLION PESOS (Php 12,000,000.00)
Philippine Currency, hand paid by the BUYER to the SELLER, in two
consecutive installments, the SELLER DO HEREBY SELL,
TRANSFER, and CONVEY by way of Absolute Sale unto the said
BUYER, their heirs and assigns, the certain condominium unit, free

from all liens and encumbrances of whatever nature including real
estate taxes as of the date of this sale.

FURTHER, Capital Gains Tax, Documentary Stamps and Real


Estate Tax until ___, shall be for the account of the SELLER. On the
other hand, Documentary Stamps Tax, Transfer Tax, Registration
Fee, and all other miscellaneous fees and expenses related to the
sale, transfer and registration of the title of the property under the
name of the BUYER shall be for the account of the BUYER.

FURTHERMORE, an endorsement letter shall be issued


together with the Deed of Absolute Sale to the Administration
Department of Beacon Residences upon full payment of the total
contract price in order to introduce the BUYER as the new owners of
the above-mentioned condominium unit.

1223 Metro Manila covered by Condominium Certificate of Title No.
67890 containing a total area of (___) (___) SQUARE METERS,
consisting of only three (3) pages, including this page in which this
Acknowledgement is written, duly signed by (BROKER) in his
capacity as an attorney-in-fact of JUAN DELA CRUZ, who is the
registered owner of the aforementioned property and MACKOY
PILYO and their instrumental witnesses on each and every page
hereof.
