SPECIAL POWER OF ATTORNEY

I, Ben Y. Lim Jr, of legal age, Filipino, and with postal address at 68-A Nicanor Roxas
Street, Sta. Mesa Heights, Quezon City, am the duly authorized representative of 88 Place
Realty Corporation, do hereby name, constitute and appoint the law offices of Naval
Francisco Ragunjan or any of its lawyers or liason officer, Mr. Joel Mora, to be our true and
lawful attorney to represent 88 Place Realty Corporation. in government agencies, local and
national, in securing and obtaining the necessary documents and requirements as well as in
submitting the same to the said agencies, in order to facilitate the sale, conveyance
registration, and transfer of a certain lot and improvement under the names of Ben Y. Lim,
Jr., Lance Jeremy Lim and Christian Bernard Lim which lot is covered by Transfer Certificate
of Title No. N-154023 of the Registry of Deeds for Quezon City registered under the name of
88 Place Realty Corporation with absolute and complete authority to act on any and all
matters necessary to facilitate the transfer of the said property.

HEREBY GIVING AND GRANTING unto my said attorney full power and authority
to do and perform all and every act requisite or necessary to carry into effect the foregoing
authority, as fully to all intents and purposes as I might or could lawfully do if personally
present, and hereby ratifying and confirming all that may said attorney shall lawfully do or
cause to be done by virtue of these presents.
