In order to move forward we need a fixed
plan so that we're not running in circles or
kept as tops spinning in mud. We need
movement.
The Blueprint
Here is a plan to be better organized and
have a map on how to go about our
business.
3 Step Process:
From the time a client calls we start our 3
step process - Collection, Commencement
and Completion.
1. Collection:
At this stage we receive a call or message
from a client requesting our services. We
firstly take their information
a) Name, Number, Location, Email, Size of
land, if they have the deed and T&Capproval.
*This builds our database so we have
target customers to reach out and
advertise to on a personal level
b) After that, we organize a site visit.
During this visit we are to walk with the
checklist(that will be provided) to note
further information on the site as well as
an electrician and a plumber. After the visit
we will give an average estimate.
c) In order to get a detailed quote, client
must provide a surveyor plan and house
plan or we will provide that service for
them. Once that is done, we do our
calculation and provide the quote for a fee
of $ (to be discussed).
2. Commencement
After the client is provided with a quote
and agrees to go forward with the job, wehave a meeting to go over the contracts
a) First with the client and then with other
subcontractors. Contracts will be agreed
upon and then signed by the involving
parties.
b) As detailed in the contract with the
client, we will begin work once the initial
payment of 14% be paid for mobilization.
Once paid, we begin the first of 3
milestones in our process:
1. Foundation and Drainage goes up with
the funds given for mobilization
2. Walls, columns, electrical and plumbing
get done. Inspection is done and 2nd
payment is collected.
3. Roofing, doors, windows, tiles, painting
and finishes get done which brings us to
completion of the job
3. Completion
When all work is completed and cleanup isdone, this brings us to the end of our
process. Last payment is to be made no
more than 14 days after completion. Upon
payment, contract is then terminated as
agreed upon by both parties after
inspection.
Warranty on all units are for 1 year as
should be mentioned in contract.
With this blueprint we are ensuring
revenue is made from all ends even if we
get the job or not.Cost of Material & Labour (average)
*Surveyor - $5,000
*Draughtsman - $5,000
Electrician - $30,000
Plumber - $15,000
Masons & Labourers - $130,000
Roofing - $70,000
Painting - $25,000
Finishes (carpentry, tiling etc) - $50,000
Profit %: 14%
Supplying Labour Force
In addition to providing labour and
materials we can also supply labour only
for some clients.
1. In cases where the client prefer to
supply material
2. For other contractors that need extra
workforce
This way we still make revenue on thefront and back end. Either from client or
competitors.
Factors to consider when supplying labor:
1. Time: duration of job, how much days
2. Manpower: how much men needed
3. Skillset: type of workers - masons, tilers,
electrician, plumber etc
4 Location: to know if workers can go
themselves or need transport
Contract must be agreed upon and signed
by both parties and half of payment must
be made upfront while other half is paid on
completion.
When workers are supplied a senior
member or manager must be on-site daily
to take headcount on arrival and departure
to ensure works are present.Pay rate:
Skilled labourers/masons: $400/day
Unskilled: $300/day
Our profit: 20% of total cost of labor
