FINDINGS:

1. Chiller 2 Circuit B Economizer pressure is low (268Kpa).

2. Chiller 2 Circuit B super Heat is on higher side (22C), And Expansion valve is
fully open (100%). Refrigerant Top-up required.

3. Compressor B1 Motor temperature is on higher side. If compressor works for


long at higher temperature, it will cause damage to compressor motor &
increase wear & tears.

RECOMMENDATIONS:

Major maintenance needs to be done on the chiller as most of the chiller


parts are Rusted and full of dust, which leads to partial contacts and
malfunction of sensors leading to malfunction and damages to
Compressors.

Required Maintenance:

 Technical Maintenance Works:

1. Replacement of oil filter in Compressor B2


2. Top up of the refrigerant in circuit B
3. Electrical panel cleaning
4. Contactors contacts cleaning
5. Cleaning of electronic board with CRC Cleaner.
6. Tightening of electrical and mechanical connections
7. Cleaning & Lubrication of condenser fan motors
8. Replacement of insulation of the affected parts
9. Washing of condenser coil and chiller body
10. Troubleshooting for the low economizer pressure
11. Troubleshooting for the high compressor motor temperature

 Rust Removal & Painting Works:

12. Removal of rust from all rusted parts.


13. Painting work on all Parts.
