1. Introduction
Blockchain technology is changing the financial landscape. Sectors such as
banking, finance, and lending have already been majorly transformed by the
DeFi revolution led by platforms such as Ethereum and Binance Smart Chain.
The next major disruption will occur with real world assets and commodities.
The concept of asset tokenization allows for the exchange of real-world asset
securities directly on the blockchain, with real estate leading the charge.

Asset Tokenization is the process by which the ownership of real estate assets
is represented by tokens. Each token is a share of a legal entity which owns the
real estate asset. By holding the token, you own a share of the legal entity, and
by extension, the property itself. Each tokenized property is rented out to
tenants, generating a monthly rental yield. This allows for a global, fractional
model of real estate ownership conducted entirely on-chain. Asset Tokens can
then be bought and sold, turning real estate into a fully liquid asset.

Landshare seeks to bring a variety of real estate investment forms, including


rental properties and house flips, to the blockchain. Through Asset Tokens,
users can make investments in both yield generating rental properties and
house flipping efforts. In addition to real estate security offerings, Landshare
offers DeFi features such as staking, stablecoin vaults, a utility token, and
governance. Bringing real estate to the blockchain entails a democratization and
decentralization of the real estate investment process, giving investors a great
deal of control over the assets they possess.

The Landshare Token is the native platform utility token. It is used as a payment
method for Asset Token purchases and grants access to platform features such
as staking and governance. Users must hold 25 LAND tokens to be eligible to
purchase Asset tokens. The Landshare Token is a utility token and not a real
estate security and does not reflect the value of real estate assets.

2. Real Estate Investment
Real estate investment offers unique advantages, and Landshare’s upcoming
Tokenized asset and House Flipping features are designed to give you direct
exposure on the blockchain.

2.1 Property Appreciation

Although property values fluctuate like any other asset, they tend to follow a
clear trend: up. In the United States, national appreciation values average
around 3.5% to 3.8% annually.

Even after adjusting for inflation, home values in the United States have
increased consistently for over 50 years. Real estate is simply one of the most
reliable investments you can make. Landshare's Tokenized Asset feature allows
individuals to benefit from property appreciation without the need to purchase
or manage an entire property.

2.2 House Flipping

According to a 2020 report from ATTOM Data Solutions, house flipping profits
are at a 20 year high, but fewer people are doing it. The gross profit on the
typical flip rose to $73,766 in Q3 2020.

It is easy to see how profitable house flipping can be, but many people do not
have the time, money, or skills to do it themselves. This is where Landshare’s
upcoming Crowdfunded House Flipping feature comes into play.

The feature allows investors to split the profits of a successful house flip. This
feature will require KYC and be restricted to certain jurisdictions. More
information can be found in the upcoming features section of this whitepaper.

2.3 Traditional Investment Models

Traditional models of real estate investment present several issues – high entry
barriers, illiquidity, and legal complications. In order to remedy these issues,
fractional models such as REITs were introduced. These models allow for partial
ownership of real estate rather than direct ownership and management of
assets.

Unfortunately, these models still suffer from high overhead and administrative
costs, currency barriers, and jurisdictional restrictions. High management
expenses end up cutting into the returns for investors.

2.4 The Blockchain Alternative

By moving the investment process to the blockchain, Landshare eliminates the


middlemen and bureaucracy of traditional investment and puts more power into
the hands of investors.

Leveraging blockchain technology allows us to reduce or eliminate overhead


and management costs. Currency conversion is no longer necessary and
expensive transfer fees are greatly reduced. Instead of quarterly or annual
payouts, Landshare offers a monthly rental yield sent directly to Asset Token
holders' BSC wallets. Additionally, tokenization enables democratic control over
the asset through Landshare's governance protocol.

Perhaps the greatest strength of the asset tokenization model is the liquidity of
the investment. Instead of simply investing in a fund, your ownership is
represented by token which can be bought and sold on the market. This creates
a truly liquid form of real estate that was not possible in the traditional fractional
investment models.

3. How Landshare Works

Landshare is designed to offer real estate investments on a platform that is


familiar and accessible to existing DeFi users. Fully integrated into the BSC
ecosystem, all asset tokens and yield payouts occur directly on-chain. Real
estate investments are represented by tokens that can be bought and sold just
like any other, but with additional restrictions to ensure legal compliance.

Landshare's utility token, the LAND token, is used as payment for real estate
investment features such as Tokenized Asset and Crowdfunded House Flipping.
It can also be staked for rewards and grants access to features such as the
BUSD Property Vault and the governance protocol.

Finally, Landshare offers traditional DeFi features such as a BUSD yield farming
vault and token staking. Landshare Tokens can also be added to the liquidity
pools on PancakeSwap and ApeSwap to earn yield farming rewards from third
party DeFi protocols.

4. Tokenized Assets
The Tokenized Asset feature allows investors to gain fractional ownership of
real-world properties by purchasing and holding Asset Tokens. These tokens
represent legal ownership of the real estate asset and generate passive BUSD
yields from the property. The value of Asset Tokens scales with the property, so
investors will also note an increase in the principal investment based on the
change in the value of the asset. Each property is represented by its own token.

4.1 How Does Asset Tokenization Work?

Asset tokenization is the process by which the ownership of real-world assets is


represented by tokens on the blockchain. Each token represents an ownership
stake in a legal entity which holds the asset. By holding Asset Tokens, you are a
co-owner of the entity and by extension the property itself.

Each Asset Token generates yields from two sources: rental income (cash
returns) and appreciation. Appreciation of the real estate asset is reflected in the
principal value of the token, while rental yields are paid out to investors in the
form of BUSD.

Assets are managed on behalf of token holders, so they never have to worry
about maintenance, tenant acquisition, or taxes.

4.2 Benefits of Asset Tokenization

Asset tokenization allows investors to diversify their portfolio with real estate
exposure without the need to get directly involved in the acquisition or
management of properties. Compared to other forms of fractional real estate
investment, asset tokenization offers more convenience, lower fees, more
frequent payouts, and fully liquid shares of the asset.

Landshare is fully integrated into the Binance Smart Chain. Every aspect of the
process is handled through your BSC Wallet – including buying and holding the
token, gaining rental income, and exchanging the tokens to other investors.

Unlike a regular token, you are not at risk of loss due to hacks or a
compromised wallet – security tokens can be frozen, revoked from illegitimate
holders, and reissued at any time.

Note that the Tokenized Asset feature requires KYC and certain jurisdictions
may be restricted from participating. Additional considerations, including
timelocks, accredited investor requirements, and reporting may also be imposed
depending on your jurisdiction.

5. Landshare BUSD Property Vault
The Property Vault is a stablecoin vault which provides rewards for BUSD
stakers. Stakers receive BUSD and Landshare token rewards for a combined
average APR of 30-50%.

The Property Vault does not represent legal ownership or a direct investment in
any real estate assets. Participation in the Property Vault does not constitute a
real estate investment and stakers do not incur any risk of loss. Property Vault
yields are generated by the platform and yield farming and distributed by smart
contracts using the value of real estate assets as a benchmark and are not tied
to the income, management, occupancy, or expenses incurred by real estate
assets.

A limited number of vault funds will be accessible for Landshare Token burns
and the Governance Trust. The daily BUSD amount is calculated based on 25%
of TVL over a one-year period:

In order to deposit, withdraw, or harvest from the Property Vault, stakers must
hold a Landshare Token collateral at a ratio of 8:1 (for every 8 BUSD deposited
or withdrawn, the staker must hold 1 Landshare Token). Tokens must be in the
user's wallet but are not locked or deposited into the vault.

5.1 Dual-Reward System

The Property Vault offers a dual-reward system: stablecoin (BUSD) payouts


and Landshare Token payouts.

Stakers will receive a BUSD reward proportional to their percentage share of
the vault. These funds are derived on-chain and distributed by smart contracts.

Property Vault stakers will also earn Landshare Tokens. The number
of Landshare tokens received will vary based on the price of the token and the
current stablecoin payout. Estimated total returns (BUSD + Landshare Token)
are between 30 and 50% APR.

6. Landshare Token
The Landshare Token is the utility token of the Landshare platform. It is used as
a payment method for various features of the platform, including Asset Token
purchases and house flips. Users must also hold a certain amount of LAND to
be eligible for property whitelisting. All LAND Tokens used as payment for Asset
Tokens are burned and removed from circulation permanently.

The Landshare Token can also be staked for rewards in the Landshare Token
Staking Vault and provides access to features such as the Governance Protocol
and Property Vault.

Please note, the Landshare Token is a platform utility and does not represent
the value or ownership of any real estate assets. Holding the token does not
grant any control over real estate assets.

6.1 Staking

The LAND Token Staking feature allows users to stake LAND tokens to earn
LAND Token rewards. The feature is available in the Vaults section of the
Landshare App where users can view information such as current APR.
Currently, rewards are paid out once a day. In a future update, a new vault will
be launched which features the ability to compound rewards and a per-block
reward model.

6.2 Payment

The LAND Token is used as a payment method for Tokenized Asset sales. For
example, a typical asset sale may look like this:

The payment ratio of BUSD:LAND can vary from sale to sale. Some sales may
be 50/50, while others may be 90/10. In addition to the LAND payment, users
must hold a certain amount of LAND to be eligible for property whitelisting. This
amount is currently set to 25 LAND. All LAND raised from assets sales is burned
and removed from circulation.

A similar model will be used for the upcoming Crowdfunded House Flipping
feature.

6.3 Tokenomics

The supply cap for the Landshare Token is 10,000,000, with an initial circulating
supply of 171,375 and an initial market cap of $342,750 USD. Current market
cap and circulating supply information can be seen on the Landshare website
under the token information section.

7. Upcoming Features
Landshare launched August 2nd, 2021, but there are several upcoming features
on the roadmap for 2022 and beyond.

7.1 Crowdfunded House Flipping

opportunity to buy in on a home
renovation and resale project. The
process of the flip would be handled by
the Landshare team, all you'd need to do
is make your contribution, watch the
progress of the flip through social media
content and videos, and claim your share
of the returns upon completion.

Participants must KYC to use this feature and certain countries or individuals
may be restricted from participating. More details will be released as we
approach the launch of this feature.

8. Conclusion
Regardless of what new opportunities technology brings, real estate investment
will remain a staple asset class for its solid returns and reliability. Blockchain
technology and DeFi have opened the door to a new class of savvy, eager
