IRREVOCABLE POWER OF ATTORNEY

I, undersigned, Ravi Kiritbhai Shah, aged about 38 years, residing at: A-


2, Ashok Vatika Society, VIP Road, Karelibaug, Vadodara - 390018.
Presently residing at: 12315, Redhoc Drive, Frsco, Dellas-Texas - 75033,
USA., do by executing this deed, appointing and authorizing my father
Mr. Kiritkumar Babubhai Shah, aged: 66, residing at: 101/B, Dhananjay
Co-op. Housing Society, Nr. Akota Garden, Akota, Vadodara, Gujarat-
India, as my True and Lawful Attorney to perform and execute following
deed and act on behalf of me for property which is owned by me situated
and known as Office No.502/E, C SQUARE, Block-C, Sarabhai Campus,
Near Genda Circle, Vadodara, as stated herein under:
1) That in June, 2021, I, Ravi Kiritbhai Shah have purchased property
known as Office No.502/E in the project named C SQUARE located at
Block-C, Sarabhai Campus, Near Genda Circle, Vadodara by registered
Sale Deed. Since then, I am the owner of the said property and my name
is inducted in the revenue record as owner of the said property and even
at present, I am the owner and occupier of the said property.
2) At present, I am staying at Dallas-Texas, USA at the above mentioned
address and hence I am unable to take care of my above said property.
Hence, to take care of my right of ownership in the said property, I am
appointing and authorizing my father Mr. Kiritkumar Babubhai Shah as
my Lawful Attorney to act and represent me in the above said property.
3) That my above said attorney shall have right to take the possession of the
said property, to take care of the property, to carry out necessary repair, to
pay corporation charges, taxes, electricity charges, to pay required
charges on my behalf, to provide on rent or license, to draw, endorse, sign
and execute on my behalf a rent agreement, leave and license agreement
or any other agreement, deeds and instruments whatsoever, to ask,
receive and recover from tenant and other occupant whatsoever,
occupying any part or parts or premises of the said property, whether or
not under any oral or written agreement, rent, licensee fees, arrears of
rent, compensation, profit, and all other moneys currently due owing and
payable or at any time hereafter to become due owing and payable with
respect to the property for occupying the same or otherwise, in any
manner whatsoever.
4) That my Attorney shall have right to give notices, personally or through
an advocate, to make payments of rents or compensation or moneys due
and payable by such tenant or other occupant, and to give up the premises
and vacate the same. To file suits and other legal proceedings in proper
courts for recovering rents, compensation, and other amounts, from any
tenant or other occupant, as well as to eject any tenant or other occupant
from the premises occupied by same, either for non-payment or for any
other ground whatsoever. To pass valid receipts in proper form for all
moneys received or recovered from any tenant or other occupant of the
property as rent, licensee fees, compensation or otherwise.
5) That my attorney shall have right to pay all taxes, assessments, charges,
deductions, expenses, and all other payments due and payable or hereafter
to become due and payable, for or on account of the property, to the
authorities concerned. To let out, on a monthly tenancy basis, aforesaid
premises which may become vacant, at the standard rent and on the same
terms as are applicable to other tenant in the same building. To take
possession of aforesaid premises falling vacant for any reason whatsoever
and to give receipt for such possession, if require. To transfer any rent
receipt to the name or names of heirs of any tenant who has died or to the
name of such one of them as the heirs may agree upon.
6) My attorney shall have right to take legal action against any person doing
illegal act pertaining to my property. My attorney shall have right to
initiate any proceeding before Police, Court or any other Authority to
protect my right and interest in the said property.
7) Whatever action is required to be taken pertaining to my above said
property for protection of my right and interest in the above said property,
my attorney shall have right to take all such action by virtue of this deed.
8) Whatever act and deed is committed by my power of attorney by virtue of
this deed shall be considered as done by me personally and shall be
binding to me forever.
AND
I hereby agree and undertake to confirm and ratify all and whatsoever act
my said attorney shall do or purport to do by virtue of this power of
attorney.
