DEED OF ABSOLUTE SALE OF UNREGISERED LAND

KNOW ALL MEN BY THESE PRESENTS:

I, MARIA CRUZ, Filipino, of legal age, single and a resident of 456 Brgy. San Gabriel,
San Miguel, Bulacan, for and in consideration of the sum of ONE MILLION AND FIVE
HUNDRED THOUSAND PESOS (P 1,500,000.00), to me in hand paid by JUAN SANTOS,
Filipino, of legal age, with residence at 882 Brgy. San Gabriel, San Miguel, Bulacan, DOES
HEREBY SELL, TRANSFER, AND CONVEY unto the said JUAN SANTOS, his heirs and
assigns, that certain parcel of land situated in San Miguel, Bulacan and more particularly
described as follows, to wit:

“ A parcel of land, situated in the Barangay San Gabriel,

Municipality of San Miguel, Province of Bulacan. Bounded on the N by a
concrete electric post; on the S by Lot 856; on the W by a rice field; and
on the E by House owned by Pastor Mabait all of the subdivision plan…
containing an area of One Thousand Two Hundred (1,200) Square
Meters,more or less…”

That it is hereby declared that the boundaries of the foregoing land are visible by means
of cement post; that there are no permanent improvements existing thereon; that the land is
assessed for the current year at P 25,000.00 as per Tax Declaration No. 012-3456 of the
Municipal Assessor’s Office of San Miguel, Bulacan.

The above-described real estate, not having been registered under Act No. 496 nor under
the Spanish Mortgage Law, the parties hereto have agreed to register this instrument under the
provisions of Sec. 194 of the Revised Administration Code, as amended by Act No. 3344.
