This DEED OF SALE executed and entered by and between;

ANA P. LUPA, BEN P. LUPA, CARLO P. LUPA, DEXTER P. LUPA, and EMELY
P. LUPA, are all of legal age and residents of Barangay Tamag, Vigan City, Ilocos Sur, herein
after called as VENDORS;

MAY K. PERA of legal age, Filipino citizen and resident of Vigan City, Ilocos Sur,
herein after called as VENDEE;

WITNESSETH;

A parcel of land covered by TCT No. T-18970, containing an area of FOUR FIFTY
(450) SQUARE METERS, situated in Quezon Avenue, Vigan City, Ilocos Sur . Lot covered by
Tax Declaration of Real Property No. 207-02-008-04-064 issued by the Vigan City Assessor’s
Office on ______ 15, 2010, with an assessed value of _________________.

This for consideration of the sum TEN MILLION (PHP 10,000,000.00), Philippine
currency, receipt which is hereby acknowledge in full by the VENDORS from the herein
VENDEE, to its entire satisfaction, by these presents, therefore. The VENDORS hereby sells,
cedes, and transfer, by wat of absolute deed of sale unto the VENDEE.
