LRA already received the documents.

LRA said we can file an action in court questioning the validity of the tct issued in the name of WG, for it was obtained
without the knowledge and consent of EDG.

Branch 257 – Copies of documents of case numbers 19-035 & 36 are obtained, and was received also. I befriend someone
inside, and he’ll tell me once WG filed his motion for writ of execution.

Branch 195 – I made a request letter to get the copy of documents of case number 19-032 waiting for the judge to read the
letter and allow me to photocopy the documents. (Expected date to get a copy – August 30, 2019)

In Br. 195, the motion filed by WG was Issuance of new owner's duplicate certificate in lieu of TCT no. 47718.

We can file a petition to question the filed LRC case.

I was told to check the Online Tracking System for the updates of the transaction. As of the moment, the Notice of
Adverse Claim filed is under Examination, and was up for further study. It was not the Deputy who examined the
documents but placed under Clerk 3 in the office. After examination, it will be for approval of the Deputy.

3) Action for Quieting of Title (Article 476 - 481 of the Civil Code)
“An action to quiet title or remove the clouds over the title is a special civil action governed
by the second paragraph of Section 1, Rule 63 of the Rules of Court. Specifically, an action
for quieting of title is essentially a common law remedy grounded on equity. The
competent court is tasked to determine the respective rights of the complainant and other
claimants, not only to put things in their proper place, to make the one who has no rights to
said immovable respect and not disturb the other, but also for the benefit of both, so that he
who has the right would see every cloud of doubt over the property dissipated, and he could
afterwards without fear introduce the improvements he may desire, to use, and even to
abuse the property as he deems best.” (Salvador v. Patricia, Inc., G.R. No. 195834, November
9, 2016)
