Title of document: ASSESSMENT REPORT

❖ The Client wants to add a new door opening in the existing WC16 conc. wall (250mm thick)
at Level 20 (Office 2044). The existing WC16 conc. wall is 1 of the 2 long walls of the
existing conc. core.

❖ Existing WC16 conc. wall (Level 20) has T16@200mm E.F. vertical reinforcement (0.80%)
and T12@200mm E.F. horizontal reinforcement (0.45%).

❖ Size of the new door opening (structural or rough opening) 850mm (W) x 2200mm (H).

❖ Provide strengthening (CFRP or steel plates jacketing) at the 3 edges of the new door
opening. See Dwgs. S01, S02 and S03 (total 3 drawings, Rev. 1 dated 20 Dec 2021).

❖ This assessment report on the possibility of adding a new door opening in the existing WC16
conc. wall (structural modification work) at Level 20 in Office 2044 must be reviewed and
approved by the building management who is keeping track of all structural modifications
that have already taken place in the building.

❖ For the structural modification work, the detailed design of the required strengthening for
the new door opening (CFRP or steel plates jacketing) and the site construction work must
be carried out by a Specialist Contractor who is licensed and approved by Dubai
Development Authority.

❖ Furthermore, before starting any site construction work, the Specialist Contractor must
obtain all necessary permits, NOCs and design approvals (including construction method
statement) from the building management and Dubai Development Authority.

NOTES:

❖ Coordinate work with all relevant subcontractors & trades.


❖ Coordinate work with the existing field conditions and dimensions.

REPORT:

❖ The Client wants to add a new door opening in the existing 250mm thick conc. wall at Level 20
(Office 2044). The wall is tagged ‘WC16’.
❖ The existing WC16 conc. wall is 1 of the 2 long walls (8400mm) of the existing conc. core.
❖ Existing WC16 conc. wall:
Wall thickness 250mm.
Wall length 8400mm.
Wall height 4200mm i.e. floor-to-floor height.
Reinforcement T16@200mm E.F. vertical reinforcement (0.80%).
T12@200mm E.F. horizontal reinforcement (0.45%).

❖ The size of the new door opening (structural opening or rough opening) is 850mm width and
2200mm height (from T.O. conc. slab) i.e. 850mm (W) x 2200mm (H).
❖ 1 field visit was conducted on 08 November 2021 (Monday) to visually-assess the existing
conditions on site.

NOTE: Check/verify all existing conditions in field. Report all discrepancies of any kind to the
Engineer before starting and/or proceeding with work.

IMPORTANT NOTE:

This assessment report on the possibility of adding a new door opening in the
existing WC16 conc. wall (structural modification work) at Level 20 in Office 2044
must be reviewed and approved by the building management who is keeping track
of all structural modifications that have already taken place in the building.

FOR INFORMATION ONLY: Previously some new door openings were made in
the existing WC15 conc. wall at Levels 17 and 18. There’s no record of them.
Therefore, it's important that our assessment report (on the possibility of adding a
new door opening in the existing WC16 conc. wall at Level 20) is reviewed and
approved by the building management who is keeping track of all structural
modifications that have already taken place in the building.

This assessment report’s scope of work is the existing WC16 conc. wall at Level 20
in Office 2044 (local picture) and not the whole building (global picture) because
the records for all previous structural modifications are not available.

For the structural modification work, the detailed design of the required
strengthening for the new door opening (CFRP or steel plates jacketing) and the
site construction work must be carried out by a Specialist Contractor who is
licensed and approved by Dubai Development Authority.

Furthermore, before starting any site construction work, the Specialist Contractor
must obtain all necessary permits, NOCs and design approvals (including
construction method statement) from the building management and Dubai
Development Authority.

NEW DOOR OPENING IN EXISTING WC16 CONC. WALL (250mm THICK):

New door opening at Level 20:

1. The existing WC16 conc. wall is 1 of the 2 long walls of the existing conc. core.
2. Existing WC16 conc. wall (Level 20):
a. Wall thickness 250mm.
b. Wall length 8400mm.
c. Wall height 4200mm i.e. floor-to-floor height.
d. Reinforcement T16@200mm E.F. vertical reinforcement (0.80%).
T12@200mm E.F. horizontal reinforcement (0.45%).

3. The size of the new door opening (structural opening or rough opening) is 850mm width and
2200mm height (from T.O. conc. slab) i.e. 850mm (W) x 2200mm (H).

Existing conc. wall is 250mm thick: Elevation area of conc. wall is 32.86 m2.
New opening size: 850mm (W) x 2200mm (H).
Elevation area of new opening: 0.85m x 2.2m = 1.87 m2.

Therefore, conc. being removed: 1.87 m2 / 32.86 m2


= 5.69%.
It’s a relatively small conc. reduction.

The new door opening has been located at the center (middle) of the existing WC16 conc. wall.

The existing WC16 conc. wall is 8.4m long. The conc. core (formed by the 4 conc. walls WC13,
WC14, WC15 and WC16) starts from the foundation level and comes straight up to Level 20. This
conc. core stops at Level 21 slab. The conc. walls of this conc. core are not very critical because
Level 20 is the last level (floor) of the conc. core (core stops). The new door opening has been
located at the center (middle) of the existing WC16 conc. wall. By engineering assessment and
judgement, this is a non-critical location in the conc. wall.

Conc. core of conc. walls WC13, WC14, WC15 and WC16:

The conc. core - which is formed by the 4 conc. walls WC13, WC14, WC15 and WC16 - starts from
the foundation level and comes straight up to Level 20.

This conc. core stops at Level 21 slab. The conc. walls of this conc. core are not very critical
because Level 20 is the last level (floor) of the conc. core. This is where the conc. core stops.

At this level, compression is not critical. Tension is critical, and to compensate for the lost vert.
reinf. bars, “CFRP or steel plates jacketing” strengthening is provided at the edges of the new door
opening.

The conc. core (formed by the 4 conc. walls WC13, WC14, WC15 and WC16) starts from the
foundation level and comes straight up to Level 20. This conc. core stops at Level 21 slab. As per
engineering judgement and experience, the conc. core at the upper levels of a building is critical for
tension (due to cantilevered bending), not for compression because the gravity loads supported by
the conc. core at Level 20 is for just 1 floor.

Therefore, adding a new door opening in the existing WC16 conc. wall is okay. It should be noted
that WC16 conc. wall is 8400mm long.

OKAY.

Strengthening for the 3 edges of the new door opening at Level 20 (CFRP or steel plates
jacketing):

As per the as-built structural drawings, the existing WC16 conc. wall (Level 20):

a. Wall thickness 250mm.


b. Wall length 8400mm.
c. Wall height 4200mm i.e. floor-to-floor height.
d. Reinforcement T16@200mm E.F. vertical reinforcement (0.80%).
T12@200mm E.F. horizontal reinforcement (0.45%).

Total 6T16 vert. reinf. bars (max.) from each face of existing WC16 conc. wall will be cut/removed
due to the 850mm width new structural opening.

‘Structural substitution’ rule must be followed.

The 3 edges of the new door opening must be strengthened with CFRP or steel plates jacketing (by
Specialist Contractor). The lost reinf. bars must be compensated:

1. Specialist Contractor shall design the CFRP or steel plates jacketing strengthening (at the 3
edges of the new door opening) in such a way that the 'strength and stiffness' of the
structurally-modified WC16 conc. wall is equal to or better than that of the original WC16
conc. wall.

2. As a minimum, provide CFRP or steel plates jacketing strengthening on each side (each
vertical edge) of the door opening that is equal to 10T16 vert. reinf. bars (fy = 460 MPa).
This translates to 5T16 vert. reinf. bars on each face of each side.
3. As a minimum, provide CFRP or steel plates jacketing strengthening at the top (horizontal
edge) of the door opening that is equal to 10T16 horiz. reinf. bars (fy = 460 MPa). This
translates to 5T16 horiz. reinf. bars on each face of the top edge.

OKAY.

ETABS 3D model for stiffness reduction check (new door opening in WC16 conc. wall):

A simple 1-floor ETABS 3D model was prepared of the conc. core (which is formed by the 4 conc.
walls WC13, WC14, WC15 and WC16) to investigate/study the stiffness reduction of the conc. core
due to the new door opening.

Refer to the provided 1-floor ETABS 3D model of the conc. core.

The single floor ETABS model of the conc. core (Level 20) is only to understand what kind of
stiffness reduction (conc. core) the new door opening 850mmx2200mm will create. From the
ETABS model, stiffness reduction is just 11% because of the new door opening in WC16 conc. wall.

The stiffness reduction of the conc. core is just 11% because of the new door opening in WC16
conc. wall. This is within acceptable limits.

The CFRP or steel plates jacketing strengthening at the 3 edges of the new door opening will take
care of the 11% stiffness reduction of the conc. core.

It should be noted that:

Specialist Contractor shall design the CFRP or steel plates jacketing strengthening (at the 3
edges of the new door opening) in such a way that the 'strength and stiffness' of the
structurally-modified WC16 conc. wall is equal to or better than that of the original WC16
conc. wall.

The Specialist Contractor shall ensure that there is no stiffness reduction of the conc. core
after the CFRP or steel plates jacketing strengthening work has been completed for the
added new door opening. The strengthening at the 3 edges of the new door opening will be
designed accordingly.

CONCLUSIONS:

1. The 3 edges of the new door opening must be strengthened with CFRP or steel plates jacketing
(by Specialist Contractor). The lost reinf. bars must be compensated. See Dwgs. S01, S02 and
S03 (total 3 drawings). See Appendix 1.

2. Specialist Contractor shall design the CFRP or steel plates jacketing strengthening (at the 3
edges of the new door opening) in such a way that the 'strength and stiffness' of the
structurally-modified WC16 conc. wall is equal to or better than that of the original WC16 conc.
wall.

3. As a minimum, provide CFRP or steel plates jacketing strengthening on each side (each vertical
edge) of the door opening that is equal to 10T16 vert. reinf. bars (fy = 460 MPa). This
translates to 5T16 vert. reinf. bars on each face of each side.

4. As a minimum, provide CFRP or steel plates jacketing strengthening at the top (horizontal edge)
of the door opening that is equal to 10T16 horiz. reinf. bars (fy = 460 MPa). This translates to
5T16 horiz. reinf. bars on each face of the top edge.

5. For the structural modification work, the detailed design of the required strengthening for the
new door opening and the site construction work must be carried out by a Specialist Contractor
who is licensed and approved by Dubai Development Authority.

6. Furthermore, before starting any site construction work, the Specialist Contractor must obtain
all necessary permits, NOCs and design approvals (including construction method statement)
from the building management and Dubai Development Authority.
