1a). Choice of the suburb

The key element is the identification and implementation of information areas and the

PMBOK processes of critical stakeholders. The purchase of a house usually takes numerous

steps from detection of the location. A particular case analysis based on the scenario

regarding the purchase of a house in Perth, Western Australia is discussed in which the

selection of suburb location has to be finalized by the project manager. These days, more

number of people are now choosing to live in the suburbs rather than the town. This is

because of the fact that in the suburbs, houses are larger than in the town. If anyone wants to

be around nature and parks like this one here, the quality of life in the suburbs is also better.

The suburb areas are generally far behind from cities in terms of human capital, innovation

and entrepreneurship, and in particular on management and contribution. Also suburbs are

generally situated far away from cities thus there may be lack of some sort of facilities, lack

of resources and residing there can be little bit discomfort. But due to unavailability of lands

in cities, people can easily buy land or farms in suburb areas and that too at cheaper rate. The

suburb chosen for the current initiative is the Mount Magnet suburb located in the outback of

Western Australia. In recent months this suburb is particularly well known for the first home

buyers. The suburb has such an elevated market growth, with various mater designed and

family and friendly housing communities. Additionally, due to lower population density,

there are more chances of employment opportunity and if the concepts of project

management are utilised properly, which could provide a peaceful living environment within

a suburb. The methods of project management have therefore been used to select the suburbs

and the decision has been based on the project management processes that have proven

efficient in the implementation of the initiative. The project management is critical to

effective building and avoids expensive issues and delays (Walker, 2015). These things can

be easily managed through PMBOK (Project Management Body of Knowledge) concepts but
can also be organizational-specific in-house methodologies (Brioso, 2015). Several processes

of project management had been considered and were used effectively. For the current case

scenario the phases of project management involved are dependent upon the needs and

requirements of the initiative. The processes are as follows:

 Discussion of technical, contractual with employees and various professionals.

 Strategizing the project initiative

 Phase of preparation

 Arrangement of working timelines

 Select the most effective technique and policies for building.

1b). Choice of best option land size

The decision on the land size mainly depends on the need and may vary from one person to

other depending upon their budget, family size or any other specific requirement. This is done

prior to the beginning of construction and at planning period. At the beginning of the project,

completion of high-level planning for the whole project must be carried out and at the

beginning of each phase more detailed plans for each stage are to be prepared (Lin et al.,

2019). Ensures that for each scheduling stage you have correct persons, assets, methodologies

and instruments in location to achieve the project on schedule, on budget as well as according

quality standards. It makes sense to purchase land in areas with a potential for future growth,

since cost of land is generally less than 10 to 20 years before it becomes a developed suburb.

The size of land for the current initiative was finalized and the complete property area of 220

meters square was decided to be sufficient for the building and equipment of house in

accordance of the requirements of the partners. The total costing for the selection of land in

Mount Magnet suburb was estimated to be AU$220000 to AU$250000 in accordance to the

allocated budget frame which was approximately in the range of AU$250000. The property

can be increased to add importance or can be leased or rented in order to generate cash flow
at the suitable time. The property can also be split up and sections of the property can be

marketed for profit. This alternative however needs a vision for potential development and

options for development, and therefore dangers are also related to this strategic path

(Fleming, 2019).

1c). Choice of best option for builder

Choosing a builder for a new home can take time, but considering the quantity of cash

engaged, it's time well spent. The choice of the builder is generally based upon the process of

execution in the project management process. It would require the project manager that is the

subject to identify the best possible options while the selection of a builder (Hermano &

Martín-Cruz, 2019). For the first time buyers, builder has a great deal of impact in building a

custom home because their budget, repeat design and business model will most probably

avoid them from being able to compete in a one-off construction. The execution process

effectively involves the management of stakeholders involved, while establishing timelines

and achieving benchmarks. Based on the Project manager who use these qualifications and

show a strong level of organizational and communicative abilities while managing issues or

other complicated circumstances connected with the timely and budget-related job. The

chosen builder for the current initiative was The Ventura Home Group. This builder group is

one of the most successful and awarded home builder group in Western Australia. They aim

at building a magnificent, attractive, functional home designs that ensure the highest quality

for the families and people of Western Australia who are looking for better living standards.

They have single floors and garage plans for the house and ensure that the customer's dream

house reflects their lifestyles, as they know that home is the only thing individuals need to

represent the family's culture. The majority of the money is invested in the execution stage

and the results of the venture are generated.

1d). Identification of stakeholders

The PMBOK expertise project management group has 5 procedures, the project management

process. PMBOK states the first part is to identify stakeholders and to develop stakeholder

management for starting the project initiative of the dream home (Varajão et al., 2017). This

area of knowledge includes participation and management of the persons involved in the

project outcome. With PMBOK, we can easily find out the stakeholders involved in the

process, resources required, scheduling activities, and thus, helps in better planning g and

implementation of the project. For the current scenario of the construction of a dream home,

the critical stakeholders’ contribution would result in making the house a reality.

It is found out that some of the critical stakeholders for the current initiative are as follow:

Stakeholder Category Description of Interest Description of

(i.e. Sponsor / Influence

Supplier / User)

1 The architect Supplier Designing the house Highly much influenced

regarding the project

2 The builder Supplier Initiate the process of Highly influenced

constructing the house regarding the project

3 Interior Supplier Designing layout of Highly influenced and

decorator interiors ambitious regarding

project

4 Material Supplier Helps organize and Highly influenced

supplier provide the project with regarding the project

materials
For the current initiative the most important stakeholder is the builder/contractor and the

designer or architect. An architect is invaluable and lays the foundation for a home, based on

the individual’s budget (Warren-Myers & Heywood, 2018). Two main elements of building a

home structure and layout are generally present. An architect is essential for both. The

proportion of living rooms to open areas (informal barn, garden / terrace and balconies)

depends on how the lot is located phase by phase the entrance / lanes and what it is bordered

by on the other two sides (other built up buildings, open air, service lanes, corner plots), and

considering the various factors, such as how much natural light is needed. The architect is

aware about all these aspects. Equally crucial is the choice to choose the suitable builder for

the dream home. The perfect way to choose the right builder or contractor consists in

examining their knowledge and finding information from previous customers (Steinhardt &

Manley, 2016). When discussing with the builder's current customers, it is crucial to make

sure in asking whether the building has been conducted on time and if any work problems or

the equipment are being used. Another critical area to be concentrated on is the structural

guarantee and the waterproofing guarantee the constructor offers, depending on the region

chosen to live in (Gillon, 2018).

The above picture describes to the stakeholder management the power and interest system for

the dream home project initiative that is essential to serving the stakeholders at first. This is

crucial because the general budget and profitability of present initiative is directly affected.

The second stage consists of carefully surveillance and management of the scheme. Last but

not least, stakeholders are contacted so they are notified and feedback are received whether

we do well and live up to our stakeholders’ expectations or not. Either we meet or fail to meet

the stakeholders’ requirements and values.

2a). Factors influencing design and layout of dream house

The construction of a dream house is what everyone fantasize about. However, sometimes it

is misunderstood where to begin, even if one is prepared to construct their own house. This is

because one should consider several variables and alternatives before beginning the building
method (Paris, 2017). Each element of the fresh house that involves privacy, placement and

layout needs to be thoroughly designed. Here are a few things that one should keep in mind,

if it is planned to construct a dream home shortly:

Location: This is one of the cardinal factors to be taken into account when building your

dream house. After all, your fresh house is to be built in a piece of property. Make sure that

the location is right for you before buying a property. Take into account safety and

accessibility for institutions such as hospitals, schools, shops and churches.

Size: The size of the house must also be taken into account to determine the number of rooms

that are required. If there is a large, happy family to accommodate the requirements could be

met with several rooms. However, two or three rooms are also ideal if you only have two to

three members in the family. Thus, the size of houses largely depends upon the budget

expenditure and family size and it needs to be managed accordingly.

Budgeting: If it is required to have a successful building project, it is important to plan the

budget and not forgetting to stick to it. Since there have to be an investment of thousands or

even millions of bucks in constructing a house of one’s own choice, a plan must be developed

for avoiding overpayments while the planning of budget is carried out.

2b). Implementation of project management processes

The project management processes utilised for accessing the factors are based on the use of

six sigma and having a well-documented and planned structure before beginning can help in

analysing the factors influencing the project initiative, and then selecting the most suitable

alternatives that are strongly linked to the item after discovering the many choices (Elias,

2016). The next phase is to analyse alternatives and draw up the right roadmap for this

initiative after brain storming. Thirdly, standardization can result from an adequate analysis

of project mapping. At a final stage the error proofing is carried out which is basically

evidence reading, that is essentially a concluding stage before the project is finalised, it is
preferable to review it all and to examine the end results whether or not it's worth finalising.

These are some of Lean six sigma's popular instruments that can be implemented in the

specified situation to successfully organize the incident.

3. Implementation of lean best practices

Lean's careful application is essential for high-value production and complements to the

strategic decisions making process concerned with appropriate project management (Netland,

2016). In particular projects, however, lean can be hard to enforce. One of the problems is to

decide which of the several lean instruments to use and when to use them. Management of

change is a complicating factor. Lean execution is a method of transformation and requires to

be accompanied by improved processes. Identification of specific lean tools would be carried

out in the current case scenario which would be helpful in setting up the design and layout for

home construction initiative.

Managing waste for proper lean implementation

Lean is regarded as a key characteristic of a successful production effort. Since the Lean

Construction has evolved, the fundamental rule of waste minimisation for maximizing

productivity has gained profound influence. As lean has grown, it's always more widely

implemented. It involves sectors which are not natural, early adopters, other than

manufacturing and production industries. Lean is a strategic approach for improving

manufacturing. It focuses mainly on minimizing any kind of waste. When waste is removed,

less effort, room, capital and lead times are needed, while performance rises and quality costs

are lowered. The lean has since extended to business practice usually from its production

roots (Nicholas, 2018). The norm of systemic enhancement of productivity is being

developed by lean administration. It is important to understand the lean for any project. Lean

is the systemic strategy for the identification and waste-element by means of ongoing

enhancement. In order to prevent waste for current project initiative, we must follow the lean
thinking principles by properly identifying the values of clients, creating the stream through

waste elimination and chasing accuracy with client pull.

The above figure shows the 7 waste in the leadership of the lean venture. The image is drawn

to clarify or generalize the seven wastes.

Application of lean tools

The overall significance of lean concepts is unquestionable. However, it is not

straightforward and not always successful to implement within specific initiatives. This is

sometimes due to the sound values but failure in effective implementation, which is to say, a

question of shift leadership (Mann, 2017). More generally, it is still difficult to determine

which of the many lean instruments to be used for this scenario to remove problems with

change management. Lean implementation requires the selection of suitable tools for achieve

process excellence from Lean Arsenal. There is nevertheless a danger that the tool benefit

and process excellence is being overly focussed on but that the sustainability of the lean tool
in that particular working culture is neglected (Tyagi et al., 2015). A specific working

environment is at risk every time a new method is implemented: both a chance and a threat.

The advantages of the technology are on one hand and the disadvantages on the other hand.

There are several lean project management systems according to PMBOK (Tapping &

Shuker, 2018). Structured technique for decreasing waste, reducing time in manufacturing,

reducing costs, reducing lead time, motivation for competition, accelerating business

operations, improving scheduling and control, and eventually improving customer

satisfaction are the main advantages of lean management. The best way to avoid overrunning

times or expenses is through the use of six sigma in combination with the procedures of

project management.

The following lean practice could be implemented for the execution of best project

management in case of building the house:

Value stream mapping: The initial value stream mappings (VSM) that define the progress

path are a typical lean implementation. The house will next be organized. Flexible labour

schemes (sorting, straightening, systematic washing, standardization and maintenance) may

also be included. Additional tools are then implemented as pertinent. They include normal

job, single minute exchange of dies (SMED), error proofing (Jidoka) and total productivity

maintenance (TPM). Additional progress could include supply and demand via pull systems

just in time (JIT) and Heijunka (Hirano, 2019). These lean leadership techniques assisted

improve the design when the layout concern was acknowledged during development. The

incorporation of lean and manufacturing scheduling technologies and control schemes, such

as MRP, is also important from the perspective of building the dream house. This is not

simple because pull is a lean emphasis, while hybrid manufacturing flow control is the truth

that many project benefit. To operationalize this, systems are being designed, although a

detailed explanation exceeds the current scope.
