PROMISSORY NOTE

Know All Men By These Presents:

FOR VALUE RECEIVED, I, THE UNDERSIGNED, promise to pay ROWENA

TOLENTINO TANEÑA (lender) with address at BLOCK 8, LOT 5, Belfast St.,
Monterosa Subdivision, Brgy. Jibao-an Sur, Mandurriao, Iloilo City, Philippines
the total amount of TWO HUNDRED THOUSAND pesos only (₱200,000.00),
Philippine currency, representing the principal.

In case of non-payment which will commence a month after the signing

of this instrument, FIVE THOUSAND PESOS (₱5,000.00) shall be
automatically be considered as payment by the lender for her monthly rent
due to me as the LESSOR of the 15-20 square meter SPACE (more or less),
which the lender utilizes as clinic and pharmacy. Unless I pay the monthly
loan amortization, the FIVE THOUSAND PESOS (₱5,000.00) shall be
applicable as monthly rental fee and deductible from the monthly rental
obligation by the lender for a period of at least thirty (30) months from the
date of signing of this instrument. In sum, I hereby acknowledge that the total
rental fee for 30 months is fixed at ONE HUNDRED FIFTY THOUSAND
PESOS (₱150,000.00) at FIVE THOUSAND PESOS (₱5,000.00) per month. I
hereby promise to pay the remaining amount equivalent to FIFTY
THOUSAND PESOS (₱50,000.00) in cash after the period of thirty months.

The holder of this promissory note may, without notice or demand, treat
and declare the entire remaining unpaid balance, immediately due and
payable in the event of the following circumstances:
a. In the event of default in the payment of any of the said installments or
said interest when due as herein provided, time being of the essence
hereof;
If suit be commenced on said note or in case it shall be necessary to
collect this Note through a collection agency or to the payee's collection
facilities, I hereto agree to pay to the holder of said note a reasonable attorney
fees/collection fees and other collection expense amounting to twenty five
percent (25%) of the amount of the outstanding obligation.
