5. The LESSEE further agrees to pay the said rent and other dues in time
and in the manner aforesaid and occupy the aforesaid premises for use
of Educational institutions and office purpose in a fair, and reasonable
manner and deliver thepossession of the same quietly and peacefully to
the LESSOR as and where is condition along with amenities provided
at the expiration orcither termination by determination of the above
mentioned period of this lease deed subject to the LESSOR option with
mutual consent.

The LESSEE shall be liable to pay the electricity bill & Water tax of the
premiscsond all other corporation and state taxes and any other tax for
the property and building am submit the same to the LESSOR on the
following rental month. However, it is agreed mutually that any other
taxes over and above the property taxes levied, based on residential
purposes, have to lie borne by the LESSEE.

. The LESSEE further agrees not to assign Interest In the said premises
to sub lease for subject or re-let or part with the possession of the same
or any person whatsoever Without Written permission of the LESSOR.
