KNOW ALL MEN BY THESE PRESENTS:

I, FE ACUNA, oflegal age, with posul and mailing address at Kaytitinga,
Alfonso, Cavite, do hereby appoint, name and constitute OFELIA D. SANTOS, likewise
of legal age, with postal and mailing address at 11 Mabini Street, Brgy. Dos, Alfonso,
Cavite, as our true and legal representative to act for and in my mane and stead to

perform the following acts validly delegated to me by MANUEL ACUNA through a

Special Power of Attorney:
1. To sell, transfer and convey at whatever price and terms and conditions that she
may deem proper and fit, to whosoever may buy or purchase my property
consisting of Twenty Six Thousand Three Hundred Eighteen Square Meters

(26,318 sqms.) covered under Transfer Certificate of Title T-66990 located in

Amuyong, Alfonso, Cavite;
2. To accept and collect full payment in my name, the proceeds of the sale of this

property and sign the corresponding acknowledgement receipt;

3 . To make, apply, sign, and execute, for and in my behalf, any document which may
be necessary in the sale, transfer or conveyance of my property such as, but not
limited to, the Deed of Absolute Sale or Memorandum of Agreement;
4. To pay any and all unpaid or accrued property taxes including such capital gains
and documentary stamp taxes necessary to effect the registration of the sale and
the transfer of title of the said property to the buyer or purchaser of the same;
5. To delegate the powers granted to the attorney-in-fact by this Special Power of
Attorney by a delegation in writing which makes reference to this Special Power
of Attorney and otherwise complies with applicable law;
6. To engage the services of a reputable real estate broker, lawyer, or tax

professi-onal to`ensure the expeditious and smooth sale of the property and to pay
their respect`ive fees and/or commissions from out of the proceeds of sale of the
Sane;

the exeouti6n-ira fi'nalization of sale, transfer or conveyance of the said property.
