With our designs primarily coming from Design network and Prime-designs, Solari Architects will be our first choice for 84 Cambridge Terrace,
Waterloo. Solari Architects have designed the apartment currently being constructed at 94 Cambridge terrace. They have made great use of
space, and their apartments sold off the plans well. Having architects of this level helps provide efficient use of the land, and market research of
the target market.

Principal Contractor – TBC.

A minimum of three quotes from medium to large Building firms. Main contractor to provide sub-contractors i.e Electricians, Scaffolding,
Plumbing & Drainage.

Kristin has 13 years of Real estate experience and holds top awards. She has sold developments off the plans throughout Wellington (as well as
Auckland). Kristin will co-list as well as appoint premier/elite level real estate agents to pre-sell the units.

Main risks and how they will be mitigated:

What if the housing market crashes between now and next easter 2022 (planned construction date)?

Pre-sales!
Approx. 80% of units will be pre-sold before the existing home will be allowed to be Demolished i.e. The existing home will remain in place and
can be rented to cover mortgage repayments until units have sold off the plan. The rental appraisal is estimated to come in at $750-$900 per
week; the mortgage will be approx. $675 per week. The property is expected to be positively geared (excluding rates + Insurance).

What if the development takes longer than expected?

It is common for construction projects to run over schedule. Weather, materials, lockdown being the primary causes. There will be Liquidated
damages in the construction contract to help increase likelihood of meeting deadlines. If not, the main contractor will be liable for liquidated
damages which a portion will be paid to you the investor.

What if something happens to key staff? H&K Directors to have key man life insurance prior to you making your investment so that in the case
that anything should happen, you as the investor/business partner will be paid out in full.

When will you be fully repaid and compensated? We estimate to engage in a large main contractor, and estimate construction to be completed
within 13 Months. Allowing for construction over runs, you will be paid within 24 months (07/07/21 to 07/07/23).

representing lawyers and have the legal contract made.
