PROMISSORY NOTE

We, Spouses JACK ROBERT BROKEN and JENNY GRACE BROKEN, both of legal age,
American and Filipino, respectively, with residential address at Block 8 Lot 2 Ciudad de
Bulacan, Calumpang, Calaparan, Bulacan City, promise to pay ATTY. MA. LINA T.
DRACULA the sum of ONE HUNDRED FORTY THOUSAND PESOS (P140,000.00)
representing unpaid rents for the use of a residential house and lot located at Block 125,
Lot 1, Phase 1 Villa San Lorenzo Subdivision, Lapaz, Bulacan City, Philippines.

This amount represents unpaid rents for the period November 1, 2021 to May 31, 2022.
We commit to pay the aforementioned amount in equal monthly installments of Twenty
Thousand Pesos (P20,000.00) every 15th of the month beginning July 2022 and ending
January 2023.

Should default be made in the payment of the principal when due, the entire balance of
the principal then remaining unpaid shall become immediately due without need of
demand at the option of the holder of this note.
