CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

This CONTRACT OF LEASE is made and executed by and between:

__________________________, Filipino, of legal age and a resident of


__________________________, hereinafter referred to as the LESSOR;

- and -

__________________________, Filipino, of legal age, and with


residence and postal address at __________________________,
hereinafter referred to as the LESSEE;

WITNESSETH: THAT -

WHEREAS, the LESSOR is the registered owner of an apartment unit situated at


__________________________;

WHEREAS, the LESSEE is desirous of leasing Apartment Unit No. ____ and that the LESSOR is
willing to lease the said premises to the LESSEE under such terms and conditions which may be agreed
upon by them;

NOW, THEREFORE, for and in consideration of the above premises and of the rents stipulated
below, the LESSOR does hereby lease unto the LESSEE the leased premises, subject to the following
terms and conditions:

1. That the term of this lease shall be ______ year, starting from
__________________________and __________________________, subject to renewal for
another or similar period by mutual agreement of the parties;

2. That the monthly rental rate shall be __________________________, payable to the LESSOR for
the residential unit to be provided by the LESSOR;

3. That the LESSEE upon signing of this contract shall pay to the LESSOR a one-month advance and
one-month deposit, which shall cover the 12 th month rental and the one-month deposit shall
answer partially for damages and any other obligations, for utilities or resulting from violation(s)
of any of the provision of this contract;

4. That the LESSEE shall use the leased premises for residential purposes only and shall not be
diverted to other uses;

5. That the LESSEE shall not directly or indirectly sublet, allow or permit the leased premises to be
occupied in whole or in part by any person, form or corporation, neither shall the LESSEE assign
its rights hereunder to any other person or entity and no right of interest thereto or therein shall
be conferred on or vested in anyone by the LESSEE without the written approval of the LESSOR,
and any violation thereof shall entitle the LESSOR to cancel the lease contract, plus the right to
eject the LESSEE and all persons deriving possession thereof thru the LESSEE, without need of
further demand;

6. That the LESSEE shall not keep in or about said leased premises any pets or other animals
without the prior written consent of the LESSOR;

7. That any article or thing of a dangerous, unlawful, hazardous, inflammable, or explosive of


character shall be prohibited on the leased premises;
8. That the LESSEE shall not introduced any improvements to the leased premises without the
prior written consent of the LESSOR;

9. That the LESSEE shall pay for its telephone, electric, cable TV, water, Internet, and other public
services and utilities during the duration of the lease;

10. That in case of default of payment for three (3) months by the LESSEE, the LESSOR at its option
may terminate this contract and eject the LESSEE, without need of further demand and shall
have the right to padlock the premises and may forfeit whatever rental deposit or advances that
have been given by the LESSEE; and

11. That the parties mutually agree to comply with their respective obligations under the contract
and in case of any violation of the terms and conditions thereof, the aggrieved party shall have
the right to file the necessary action with the proper court for the protection of his or her rights,
plus the right to claim expenses, damages and attorney’s fees.
