Advancement Corporation (AC) is @ 501(c) 3 non-profit housing, and community development organization that serves as fiduciary for the local Poor People's Campaign: A National Call for Moral Revival We provide atfordable housing and job placement services for individuals and families that represent historically underserved populations, and others. Our affordable housing and jobs placemont (apprenticeship) programs encourage a variety of housing throughout the community so that al of our citizens can live in safe, good quality, affordable housing while eating above average wages. ‘As part of the purchase agreement, LHC will transfer current morigages obligations, and all income related to the 20 properties to the Advancement Corporation. Advancement Corporation will seek all necessary approvals from HUD, MSHDA and the City of Lansing to complete the successful transfer of these properties once inspected and evaluated by our housing professicnals. Closing costs for these properties will be split between the LHC and the Advancement Corporation. Advancement Corporation will comply with all Federal, State, and City of Lansing requirements related to the acquisition, rehabilitation, and management of LH Scattered Houses. ‘The Advancement Corporation is committed to keeping these properties affordable to low-income residents in perpetuity. Advancement Corporation is prepared to invest its own funds and seek additional public and private monies for purchase and property improvements that would further decrease utlity costs forits tenants. These would include energy efficiency improvements, including added insulation, new windows, doors energy efficient appliances, energy efficient lighting, hat water heaters and where feasible solar electric panels. ‘Through our parinership with Opportunity Knox, Advancement Corporation will ensure that these. properties meet and exceed all local building codes and residential expectations. Properly maintenance ill be provided under contract by Opportunity Knox. Residents of these properties will be able © participate in the job training program offered by Opportunity Knox and acquire skills that would lead to better employment opportunities. As an affiliate of the Metro Lansing Poor People's Campaign (MLPPC), AdVancement Corporation is @ strong supporter of Tenant Rights. MILPPC along with the Lansing Tenants Union fought to improve living conditions al the Porter Apartments in downtown Lansing, Those advocacy efforts forced the owners to sell the property to a new company that has pledged to make significant improvements to Porter Apartments. The Advancement Corporation continues to work with local tenant advocacy groups to put in place policies that protect the rights of tenants in the Scattered Houses. Please see our “ACHD Compliance Manual" that we've included. ‘The Advancement Corporation has also partnered with the Eastside Community Action Center who has an even tonger history of affordable housing development and support in the city of Lansing, Ml to do this transformational work.ADVANCEMENT CORPORATION MLPPC and the Advancement Corporation are strong advocates for providing safe, decent, and affordable housing for homeless in the Lansing community. Both organizations along with other allies provide continual support for various underserved urban and rural individuals and communities. ‘Since the submittal of our proposal to acquire the Scattered Houses, the Advancement Corporation has made significant progress in opening the Advancement Corporation Community Center (A3) - formerly Otto Middle School, as a one-stop, full-service community center, where Lansing residents can receive a comprehensive range of services free of charge. Through partnerships with 40+ ‘community and government organizations, these services wil be available to the residents of Scattered homes. ‘+ Job training and placement services, in partnership with Opportunity Knox and Ingham County, including building trades, cosmetology, drone piloting and other sectors Career Mentoring Health and mental health services Dental services Mental Health Counseling Homeownership Counseling Home maintenance classes ‘Community gardens and food assistance Financial counseling Recreation programs Music and dance ‘And more.
