GENERAL CONDITIONS and PROVISIONS

SCOPE OF WORK

a. The work throughout shall be executed in the best and most thorough manner,
under the direction of, and to the satisfaction of the Owner or the Owner‟s duly
authorized representative and based on strict conformance with the contract
plans and documents.

b. This Contractor shall be responsible for his work until its completion and final
acceptance and shall replace any of the same which may be damaged, lost or
stolen without additional cost to the Owner. He shall guard the building and its
contents against damage by him, his employees or subcontractors and shall
make good any damage free of charge. This Contractor shall indemnify and save
harmless the Owner, Architect and Engineering Consultant from and against all
liabilities for damage arising from injuries or disabilities to persons or damage to
property occasioned by any act or omission of this Contractor or any of his
subcontractors, including any and all expenses, legal or otherwise, which may be
incurred by the Owner, the Architect, or the Consulting Engineering in the
defense of any claim, action or suit.

c. This Contractor shall put his work in place as fast as reasonably possible. He
shall at all times keep a competent foreman in charge of the work, and shall
facilitate its inspection by the Owner, Architect and Engineering Consultant. He
shall also remove any rubbish caused by his work as expeditiously as possible.

d. A fixed sequence of operations is required to properly install the complete


system. It shall be the responsibility if this Contractor to closely schedule his
works in such a way that it shall be installed at the proper time and without
delaying the completion of the entire project. This Contractor shall carefully check
space requirements with other subcontractors to insure that his equipment, pipes
and ducts can be installed in the space allotted for them.

e. This Contractor, before commencing work, shall examine all adjoining work on
which the work in any way dependent for perfect workmanship according to the
intent of these Specifications, and shall report to the General Contractor any
conditions which prevent this Contractor from performing first-class work, no
“waiver of responsibility” for defective adjoining work will be considered unless
notice has been filed before this contractor submits his proposal. This Contractor
shall thoroughly acquaint himself with the work involved, and verify at the building
all measurements necessary for the proper installation of his work, obtaining the
same when necessary from the General Contractor or other subcontractors. He
shall also be prepared to promptly furnish to these contractors any information
relating to his own work necessary for the proper installation of their contracts
and shall cooperate with them to secure the best progress of, and harmony
between the works of the different trades, in the interest of the building as a
whole. This Contractor shall confer with other Contractors of other trades for
finish adjacent to his own work (such as grilles, escutcheons, etc.) fit in and
harmonize with the finish, in a manner satisfactory to the Owner.

f. It is specifically intended that all materials and labor which are necessary for the
proper completion and best operation of the system shall be furnished as part of
this contract without additional cost-whether or not shown in details on the
drawings or described in detail in the Specifications. The provision is in
consideration of the fact that, in many cases, the use of apparatus of different

makes may be considered, which differ in detail from that described, although
intended to fulfill the same functions.

g. Equipment, ductwork and piping arrangements shall provide adequate and


acceptable clearances for entry, servicing, filter replacement and maintenance.
Access panels shall be provided in the housings of air conditioning equipment
and shall be the type that will permit servicing or replacement of the components
of the units as installed.

h. This Contractor shall guarantee all work performed and materials installed by him
to be free from inherent defects, and shall keep same in repair and replace and
defective materials or workmanship, free of cost to the Owner, for period of one
(1) year, from date of acceptance upon notice from the Architect or the Owner‟s
representative.

i. This Contractor shall guarantee that the equipment, materials, accessories,


methods of installation and workmanship supplied under these Specifications will
be of the best class, that it will be erected in a practical and first class manner,
that it will be complete in operation, nothing omitted in the way of labor and
shown or mentioned herein, and that it will be delivered in good working order,
complete and perfect in every respect.

j. This Contractor shall supervise the installation of his apparatus and equipment,
test or adjust them in repair for a stated period or render other similar services.
This Contractor will be held responsible for the performance of the specified
services under the actual conditions of installation. The same shall apply to cases
where special adjustment or other services are necessary to insure the proper
and efficient functioning of apparatus even though not specifically hereinafter
called for. It is intended that the entire plant, when finally delivered, shall be ready
in every respect for satisfactory and efficient operation and

k. This Contractor is hereby made responsible for the result.

CODES, RULES, PERMITS & FEES

a. The Contractor shall give all necessary notices, obtain all permits and pay all
government sales, taxes, fees and other costs, including utility connections or
extensions, in connection with his work; file all necessary plans, prepare all
documents and obtain all necessary approvals of all government departments
having jurisdiction; obtain required certificates of inspection for his work and
deliver same to the Owner before request for acceptance and final payment for
the work.

b. The Contractor shall include in the work, without extra cost to the Owner, any
labor, materials, services, apparatus, drawings, in order to comply with all
applicable laws, ordinances, rules and regulations, whether or not shown on
drawings and/or specified.

c. The installation provided for and specified herein shall comply with the laws,
ordinances and regulations of the municipality where the jobsite is located, and
the bureau of Industrial Safety. The acceptability of all furnished equipment,
materials, accessories, methods of installation and workmanship shall be based
on complete adherence with applicable standards established by the following:

2. Construction Requirements of the New Fire Code of the Philippines.

(SMACNA)

6. Refrigeration Service Engineers Society (RSES)

INTENT

a. It is the intention of these Specifications and Drawings to call for finished work,
tested, and ready for operation. Wherever the word “provide” is used, it shall
mean “furnished and install complete and ready for use”.

b. Minor details not usually shown or specified, but necessary for the proper
installation and operation, shall be included in the work, the same as herein
specified or shown.

c. It shall be understood that these Specifications is written with certain items,


equipment and materials specified by manufacturer‟s name, as a means of
establishing a standard of quality performance. The use of these names to
establish quality does not however prohibit use of other make of items,
equipment or materials which may be considered to be equally efficient in both
performance and quality of materials.

SURVEYS AND MEASURMENTS

a. The Contractor shall base all measurements, both horizontal and vertical from
established bench marks. All work shall agree with these established lines and
levels. Verify all measurements at site and check the correctness of same as
related to the work.

b. Each bidder, before submitting his proposal, shall examine all drawings relating
to his work and verify all governing conditions at the site and shall become fully
informed as to the extent and character of the work required, and its relation to
the other work in the area. No consideration will be granted for any alleged
misunderstanding of the materials to be furnished or work to be done, it being
understood that submission of a proposal is an agreement to all items and
conditions referred to herein or indicated on the accompanying drawings. Any
exceptions, omission or substitutions shall be presented in writing with the
contractor‟s bid.

c. This Contractor, upon award of contract and before commencing work, shall
examine all adjoining areas on which this work is in any way dependent for
perfect workmanship according to the intent of this specification and shall report

to the office of A.F NAVARRETE CONSULTANTS AND ASSOCIATES any
condition which will prevent this Contractor from performing first class work. No
waiver of responsibility for detective work will be considered unless notice has
been filed at the time this Contractor commenced work at the site.

d. Should the Contractor discover any discrepancy between actual measurements


and those indicated, which prevents following good practice or the intent of the
drawings and specifications, he shall notify the Owner, thru the office of
A.F. NAVARRETE CONSULTANTS AND ASSOCIATES and shall not proceed
with his work until he has received instruction from the Owner.

e. Bidders are required to inform themselves of the conditions under which the
whole work is to be performed, the site of the work, and the structure of the
ground, the obstacles which may be encountered, and all other relevant matters
concerning the work to be performed. The bidder, if awarded the contract, shall
not be allowed any extra compensation by reason of any matter of thing
concerning which such bidder might have fully informed himself, because of his
failure to have so informed himself prior to the bidding.

DRAWINGS

a. Drawings are diagrammatic and indicate the general arrangement of systems and
work included in the contract. Drawings are not to be scaled. The architectural
drawings and details shall be examined for exact location of fixtures and
equipment. Where they are not definitely located, this information shall be
obtained from the Architect, or Owner.

b. The contractor shall follow drawings in laying out work and check drawings of
other trades to verify spaces in which work will be installed. Maintain maximum
headroom and space conditions at all points appear inadequate, Architect or
Owner shall be notified before proceeding with installation.

c. If directed by Owner or Architect, the Contractor shall, without extra charge, make
reasonable modifications in the layout as needed to prevent conflict with work of
other trades or for proper execution of the work

SHOP DRAWINGS AND SUBMITTALS

a. The Contractor shall submit for approval detailed shop drawings of all equipment
and all material required to complete the project and no material or equipment
may be delivered to the jobsite or installed until the Contractor has in his
possession the approved shop drawing for the particular material or equipment.
The shop drawings shall be complete as described herein. The Contractor shall
furnish the number of copies required by the contract, but in no case less than
four (4) copies.

b. The work described in any shop drawing submission shall be carefully checked
by the Contractor for all clearances, field conditions, maintenance of Architectural
conditions and proper coordination with all trades on the job. Each submitted
shop drawing shall be stamped with the following certification signed by the
Contractor. It is hereby that we have inspected the conditions at the jobsite and
the complete requirements of the contract documents including the plans of
related trades. This proposed equipment/material is also certified to be in
compliance with the contract documents and specifications and can be install in
the allocated spaces on the contract plans.

No shop drawing submission will be approved without this certification.

c. Prior to delivery of any material to jobsite, and sufficiently in advance of


requirements to allow Engineer ample time for checking, submit for approval
detailed, dimensioned drawings or cuts, showing construction, size, arrangement,
operating clearances, performance characteristics and capacity. Each item of
equipment proposed shall be a standard catalog product of an established
manufacturer and of equal quality, finish and durability to that specified.

d. Samples, drawings, specifications, catalogs, submitted for approval shall be


properly labeled indicating specific service for which material or equipment is to
be used, section and article number of specifications governing contractor‟s
name and name of job.

e. Catalogs, pamphlets, or other documents submitted to describe items on which


approval is being requested, shall be specific and identification in catalog,
pamphlet, etc. of item submitted shall be clearly made in ink. Data of a general
nature will not be accepted.

f. Approval rendered on shop drawings shall not be considered as a guarantee of


measurements or building conditions. Where drawings are approved, said
approval does not mean that drawings have been checked in detail; said
approval does not in any way relieve the Contractor from his responsibility or
necessity of furnishing material or performing work required by the contract
drawings and specifications.

g. Failure of the Contractor to submit shop drawings in ample time for checking shall
not entitle him to an extension of contract time, and no claim for extension by
reasons of such default will be allowed.

h. During the construction, this Contractor shall keep an accurate record of all
deviations between the work shown on the contract drawings and that which is
actually installed. This Contractor shall provide complete prints of all the
mechanical drawings and note changes therein in ink. This Contractor shall, in a
neat and accurate manner, make a complete record of all changes and revisions
in the original design which exist in the completed work.

i. At the completion of the job, the Contractor shall supply to the Mechanical
Engineering Consultant four (4) copies in book form of the following:

1. “As built” drawings of the entire mechanical work installed, such as the air
conditioning and ventilation system.

2. A written report on the final balancing of all the air flow volume, water
volume, static pressures, velocities, etc. for each system and each
individual room or space.

EQUIPMENT DEVIATION

a. Where the Contractor proposes to use an item of equipment other than that
specified or detailed on the drawings, which requires any redesign of the
structure, partitions, foundations, piping, wiring or any other part of the
mechanical, electrical, or architectural layout, all such redesign and all new
drawings and detailing required therefore, shall be prepared by the Contractor at
his own expenses and approved by the Owner thru the office of
A.F. NAVARRETE CONSULTANTS AND ASOCIATES.

b. Where such approved deviation requires a different quantity and arrangement of


ductwork, piping, wiring, conduit, and equipment from that specified or indicated
on the drawings, the Contractor shall furnish and install any such ductwork,
piping structural supports, insulation, controllers, motors, starter, electrical wiring
& conduit, and any other additional equipment required by the system, at no
additional cost to the Owner.

COOPERATION WITH OTHER TRADES

a. This Contractor shall give full cooperation to other trades to permit the work of all
trades to be installed satisfactorily and with the least possible interference or
delay.

b. Where the work of the Contractor will be installed in close proximity to, or will
interfere with work of other trades, he shall assist in working out space conditions
to make a satisfactory adjustment. If so directed by the Owner, the Contractor
shall prepare composite working drawings and sections at a suitable scale not
less than 1:50 meters, clearly showing how his work is to be installed in relation
to the work or other trades. If the Contractor installs his work before coordinating
with other trades, or so as to cause any interference with work of other trades, he
shall make the necessary changes in his work to correct the condition without
extra charge.

c. The Contractor shall furnish to other trades, as required all necessary templates,
patterns, setting plans and shop details for the proper installation of work and for
the purpose of coordinating adjacent work.

PROTECTION

a. The Contractor shall protect all work and material from damage by his work or
workmen, and shall be liable for all damage this caused.

b. The Contractor shall be responsible for work and equipment until finally
inspected, tested, and accepted; he shall carefully store material and equipment
received on site which is not immediately installed. He shall close open ends of
work with temporary covers or plugs during storage and construction to prevent
entry of obstructing material.

c. This Contractor shall indemnify and save harmless the Owner, the Architect and
the Mechanical Engineering Consultant from and against all liabilities for damage
arising from injuries or disabilities to persons or damage to property occasioned

by any act or omission of this Contractor or any of his Subcontractors, including
any and all expenses, legal or otherwise, which may be incurred by the Owner,
the Architect or the Mechanical Engineering Consultant in the defense of any
claim, action or suit.

SCAFFOLDING, RIGGING, HOISTING

This Contractor shall furnish all scaffolding, rigging, hoisting, and services necessary
for erection and delivery into the premises of any equipment and apparatus
furnished. Remove same from premises when no longer required.

MATERIAL AND WORKMANSHIP

a. All materials and apparatus required for the work, except as specifically specified
otherwise, shall be new, of first-class quality, and shall be furnished, delivered,
erected, connected and finished in every detail, and shall be so selected and
arranged as to fit properly into the building spaces. Where no specific kind or
quality of material is given, a first-class standard article as approved by the
Owner thru the office of A.F. NAVARRETE CONSULTANTS AND ASSOCIATES
shall be furnished.

b. The Contractor shall furnish the services of an experienced superintendent who


shall be constantly in charge of the installation of the work, together with all
skilled workmen, fitters, metal workers, welders, helpers, and labor required to
unload, transfer, erect, connect-up, adjust, start, operate, and test each system.

MOTORS

Motors shall be built in accordance with the latest standards of NEMA and as
specified. Motors shall be tested in accordance with standards of A.S.A C50 and
conform thereto for insulation resistance and dielectric strength. Each motor shall be
provided with conduit terminal box, adequate starting and protective equipment as
specified or required. The capacity shall be sufficient to operate associative driven
devices under all conditions of operation and load and without overload, and at least
horsepower indicated or specified. Each motor shall be selected for quiet operation.

ELECTRICAL CONNECTIONS

a. The Electrical Contractor shall furnish and install all wiring except: 1) temperature
control wiring; 2) equipment control wiring and 3) interlock wiring. The Electrical
Contractor shall furnish and install all power wiring complete from power source
to the individual machine room, terminating in a circuit breaker or junction box.

b. The Mechanical Contractor shall, regardless of voltage, furnish and install all
temperature wiring, and all interlock wiring and equipment control wiring for the
equipment that the Mechanical Contractor furnishes. The Mechanical Contractor
shall furnish the electrical power wiring from the circuit breakers junction box
installed by the Electrical Contractor, to all motor including the furnishing of all
starters not factory mounted on equipment. The Mechanical Contractor shall
provide and be responsible for the heater in all starters that the Mechanical
Contractor furnishes.

c. After all circuits are energized and completed, the Electrical Contractor shall be
responsible for all power wiring, while all control wiring shall be the responsibility

of the Mechanical Contractor. Motors and equipment shall be provided for current
characteristics as shown on the drawings.

d. All cost of electricity due to testing and start up operation shall be for the
Contractor‟s account, (see applicable sections).

QUIET OPERATION AND VIBRATION

All work shall operate under all conditions of load without any sound or vibration
which is objectionable in the opinion of the Owner. In case of moving machinery,
sound, or vibration noticeable outside of room in which it is installed or annoyingly
inside its own room, will be considered objectionable by the Owner shall be corrected
in an approved manner by the Contractor at his expenses. Vibration control shall be
by means of approved vibration eliminators in a manner as recommended by the
manufacturer of the eliminators.

ACCESSIBILITY

a. The Contractor shall be responsible for the sufficiency of the size of shafts and
chases, the adequate clearance in double partitions and hung ceilings for the
proper installation of his work. He shall cooperate with the General Contractor
and all other contractors whose work is in the same space and shall advise the
General Contractor of his requirements. Such spaces and clearances shall
however, be kept to the minimum size required.

b. The Contractor shall locate all equipment which must be serviced, operated, or
maintained in fully accessible positions. Equipment shall include but not be
limited to valves, traps, cleanouts, motors, controllers, switchgear, and drain
points. If required for better accessibility, furnish access doors for this purpose.
Minor deviations from drawings may be made to allow for better accessibility and
any change shall be presented for approval prior to implementation.

c. The Contractor shall provide the General Contractor the exact locations of access
panels for each concealed valve, control, damper, or other device requiring
service. Access panels shall be provided and installed by the General Contractor
and as specified in the architectural sections of the Specifications.

FOUNDATIONS, SUPPORTS, PIERS & ATTACHMENTS

a. The General Contractor shall build concrete bases and foundations for all air
conditioning and ventilating equipment specified herein. The Mechanical
Contractor shall furnish approved shop drawings showing concrete bases
required and shall provide the necessary foundation bolts for anchoring the
machines, which shall be carefully leveled and grouted in place. Heights of
concrete bases shall be as shown on the drawings or as directed.

b. The mechanical Contractor shall provide approved anchor bolts with plates,
sleeves, washers and double nuts for all apparatus set on concrete foundations.
Also provide billets or plat, grouting, etc., as directed to properly distribute the
weight of apparatus on foundations and set equipment perfectly level.

c. The Mechanical Contractor shall furnish and install as shown or directed, all
necessary supports for equipment furnished under this section of the
Specifications. To meet varying conditions in each case, saddles, brackets, etc.
as shown or directed. All such supports shall have substantial flanges bolted to

floor construction. Hangers shall be supported from the structure as previously
specified. Supports shall be properly located with reference to any supporting
pads, legs, etc. of the equipment carried and must be of such number and so
distributed so as not to throw any undue strains on shells or casing.

CUTTING AND PATCHING

a. This Contractor shall provide all cutting and patching as necessary to install the
work specified in this section. Patching shall match adjacent surfaces.

b. No structural members shall be cut without the approval of the Architect, and all
such cutting shall be done in a manner directed by him.

SLEEVES AND PLATES

a. This Contractor shall provide and locate all sleeves and inserts required before
the floors and walls are built, or shall be responsible for the cost of cutting and
patching required for pipes where sleeves and inserts were not installed, or
where incorrectly located. Each Contractor shall do all drilling required for
installation of his hangers.

b. Sleeves shall be provided for all mechanical piping passing thru concrete floor
slabs and concrete, masonry, tile and gypsum wall construction. Sleeves shall
not be provided for piping running imbedded in concrete or insulating concrete
slabs on grade.

c. Where sleeves are placed in exterior walls below grade, the space between the
pipes or conduit and the sleeves shall be packed with oakum and lead made
completely watertight.

d. Where pipe motion due to expansion and contraction will occur, make sleeves of
sufficient diameter to permit free movement of pipe. Where sleeves pass
insulated pipes, the sleeve shall be large enough to pass the pipe only and the
insulation shall be made to butt against the construction except for pipes
requiring insulation having a vapor barrier, in which case, the sleeves shall be
large enough to pass the pipe insulation. Check floor and wall construction
finishes to determine proper length of sleeves for various locations; make actual
lengths to suit the following:

1. Terminating sleeves flush with walls, partitions and ceiling.

2. In areas where pipe are concealed, as in chases, terminate sleeves flush


with floor.

3. In all areas where pipes are exposed, extend sleeves 6mm above finished
floor, except in rooms having floor drains, where sleeves shall be
extended 18mm above floor.

e. Sleeves shall be constructed of 24 gauge galvanized sheet with lock seam joints
for all sleeves set in concrete floor slabs terminating flush with the floor. All other
sleeves shall be constructed of galvanized steel pipe otherwise indicated on the
drawings.

f. Fasten sleeves securely in floors, walls, so that they will not become displaced
when concrete is poured or when other construction is built around them. Take

precautions to prevent concrete, plaster, or other materials being forced into the
space between pipe and sleeve during construction.
g. In all areas where ducts are exposed and ducts are passing thru floor, the hole
shall be surrounded by a 100mm high by 75mm wide concrete curb.

h. Escutcheon plates shall be provided for all exposed uninsulated pipes and all
exposed conduit passing thru walls, floors, and ceilings. Plates shall be nickel
plated, of the split ring type, of size to match the pipe or conduit. Where plates
are provided for pipes passing thru sleeves which extend above the floor surface,
provide deep recessed plates to conceal the pipe sleeves.

WATERPROOFING

Where any work pierces waterproofing including waterproof concrete, the method of
installation shall be as approved by the Architect before work is done. Contractor
shall furnish all necessary sleeves, caulking and flashing required making openings
absolutely watertight.

GUARDS AND RAILINGS

The Contractor shall provide belt drives and rotating machinery with readily
removable guards or railings. Guards shall consist of heavy angle iron frames,
hinged and latched, with heavy galvanized iron wire crimped mesh securely fastened
to frames. Railings shall be 36mm pipe and railing fittings.

OPERATING INSTRUCTIONS

a. Upon completion of all work and test, Contractor shall furnish the necessary
skilled labor and helpers for operating his system and equipment for a period of
three (3) days of eight (8) hours each or as otherwise specified. During this
period, instruct the Owner or his representative fully in the operations,
adjustment, and maintenance of all equipment furnished. Give at least forty eight
(48) hours notice to the Owner in advance of this period.

b. This Contractor shall furnish to the office of A.F. NAVARRETE CONSULTANTS


AND ASSOCIATES (4) complete bound sets for delivery to the Owner of
typewritten or blueprinted instructions for operating and maintaining all systems
and equipment included in this contract. All instructions shall be submitted in draft
for approval, prior to final issue. Manufacturer‟s advertising literature or catalogs
will not be acceptable for operating and maintenance instructions.

c. The contractor, in the above mentioned instructions, shall include the


maintenance schedule for the principal items of equipment furnished under this
contract.

d. The Contractor shall frame under glass in the main mechanical room temperature
control diagrams and all pipe diagrams.

MECHANICAL MAINTENANCE

a. Scope – The Mechanical Contractor shall provide the necessary skills and labor
to assure the proper operation and to provide all required current and preventive
maintenance for all equipment and controls provided under these Specifications
for a period of one (1) year after substantial completion of the contract.

b. Operation – The Mechanical Contractor shall receive calls for any and all
problems experienced in the operation of the equipment provided under this
Specification and shall take steps to immediately correct any deficiencies that
may exist.

c. Maintenance – The Mechanical Contractor shall provide monthly inspection of all


equipment and record the findings on a checklist herein after specified.

d. Check List – The Mechanical Contractor shall provide a checklist and shall post a
copy of it in the main mechanical room. The checklist shall be a list of each piece
of equipment found in this Specification. The checklist shall have a space for
each of the next 12 months to provide a space for check off. The Mechanical
Contractor shall certify on this checklist that he has examined each piece of
equipment and that, in his opinion, it is operating as intended by the
manufacturer, it has been properly lubricated, and that all necessary current and
preventative maintenance has been performed as recommended by the
manufacturer and by good and accepted practice.

e. Repairs – All equipment that requires repairing shall be immediately serviced and
repaired. Since the period of maintenance runs for one (1) year concurrently with
the warranty and guarantee, all parts and labor shall be furnished at no extra cost
to the Owner.

f. Control System – Once a month, the Contractor shall check all controls in the
building to ascertain that they are functioning as designed. This shall apply to all
thermostats, aqua stats, humidistat, freeze stats and fire stats. This portion of the
work shall be performed by the subcontractor that installed the controls.

g. Filter maintenance shall be a special part of this contract and this contractor shall
inspect all filters once every month and shall clean or replace filter, as necessary.

h. Emergency Service – When emergency service is required beyond regular


working hours to maintain the system in operation, the Contractor shall furnish
such service.

VENTILATING and AIR CONDITIONING STATEMENT OF WORK

a. Intent – It is the intent of these specifications to furnished ventilating air


conditioning systems complete, fully adjusted and ready for use.

b. Material and Equipment – has been carefully selected for this project and the
contractor is expected to provide all items as closely as possible to the
specifications and as called for on the drawings.

c. Job Coordination – The contractor for ventilating and air conditioning shall plan
his work in advance and shall coordinate all space requirements with other trades
involved. Where conflict occurs, the contractor shall request clarification thru the
general contractor.

d. Workmanship – It is the intent of these specifications to provide the best


workmanship available. Poor workmanship will be rejected and the work
reinstalled when in the judgment of the owner thru A.F. NAVARRETE
CONSULTANTS AND ASSOCIATES, the workmanship is not of the highest
quality.

e. Cleaning – It is the intent of these specifications that all work, including the inside
of equipment is left in a clean condition. All construction dirt shall be removed from
material and equipment.

f. Completeness – It is the intent of these specifications to provide a complete


system. Completeness shall mean not only that all material and equipment has
been installed properly, but has been adjusted for heating and cooling and that
in the opinion of the owner, thru A.F.NAVARRETE CONSULTANTS AND
ASSOCIATES All materials and equipment are operating as designed.

g. Adjustment of Temperature Controls – This contractor shall provide the


personnel and equipment to completely adjust the temperature controls to the
satisfaction of the owner, thru A. F. NAVARRETE CONSULTANTS AND
ASSOCIATES At the completion of the project, the owner will arrange a meeting
at the jobsite to allow the contractor to demonstrate the proper operation of the
temperature control system.

h. Noise – it is the intent of these specifications to provide a system free from


objectionable noise in the opinion of the owner shall be corrected and other noise
shall be dampened as directed.

CHILLED WATER PIPING

a. Pipe Material - shall be schedule 40 black steel pipe with10.6 kg/sq.cm (150 psi)
steel welding flanges where connected to valves or other flanged equipment.

b. Pipe Workmanship - all piping shall be installed parallel or perpendicular to the


building construction. All piping shall be installed so as to allow for expansion.

c. Piping Joints - all pipes shall be reamed to full pipe diameter before joining. Joints
may be screwed, or if the pipe size is 50 mm Ø or larger, the joints may be welded at
the contractor‟s option. Welded joints shall be made in accordance with the
procedure outline in the U.S.A. Piping code and each welder shall be certified by the
National Certified Pipe Welding Bureau, or by other reputable testing laboratory or
agency. The contractor shall use only „thread-o-let” or “weld-o-let” or equivalent
fittings for intersection welding or branches to mains. Valves and specialties shall
have screwed or flanged joints. Piping joints at the main air conditioning plant shall
be by means of flexible couplings if indicated on the plans and working drawings.

d. Piping Supports - all pipes shall be supported from the building structure in a neat
and workmanlike manner and wherever possible, parallel runs of horizontal piping
shall be grouped together on hangers. Vertical risers shall be supported at each floor
line with steel pipes clamps. The use of wire or perforated metal to support pipes will
not be permitted. Spacing of pipe supports shall not exceed 2.40 meters for pipes up
to 32 mm Ø and 3 meters on all other piping. Hangars shall pass around the
insulation and an 18 gauge steel protective band, 300 mm long shall be inserted
between the hangers and the insulation.

e. Insulation Material - shall be physically cross linked, polyolefin foam thermal


insulation with a minimum density of 25 kg/cu.meter and a surface coefficient of
10w/sq.m.-K. Insulation shall be rated at an ambient temperature of 35 deg C,
internal pipe temperature of 5 deg C and the surrounding air humidity of 85% as
manufactured by Thermashield or equal. Thicknesses of insulation shall be as
follows

15 mm Ø to 100 mm Ø pipes - 25 mm thick


125 mm Ø to 200 mm Ø pipes - 32 mm thick
250 mm Ø pipes and larger - 40 mm thick

The insulating material and thickness to be used for the material shall be protected
from hangers, guides and rollers by means of metal shields. Pipe hangers and
supports shall not pierce the insulating materials. Piping that are exposed to weather
shall be provided with G.I. sheet cladding #26 gauge with water tight joints and shall
be finished painted. All pipe insulation and covering shall have flame spread rating
not over 25, 50 smoke developed, and 50 fuel contributed and shall be provided with
factory applied aluminum foil vapor barrier.

f. Insulation Workmanship - all pipe insulation shall be applied over clean, dry
surfaces, butting adjoining section firmly together. All flanges, valves, and pipe
fittings shall be insulated with fabricated metered segments of pipe insulation, equal
in thickness to the insulation to the insulation of the adjoining pipe.

CONDENSER WATER PIPING

pipes will not also be permitted. Spacing of pipe supports shall not exceed 2.40
meters for pipes up to 32 mm Ø and 3.0 meters on all other piping.

e. Protection - The piping shall be protected at all times from dirt and moisture. During
storage on the jobsite or construction, the contractor shall keep pipe ends plugged or
capped to prevent dirt or moisture entering the pipe.

LOW VELOCITY DUCTWORKS

a. Duct Material - shall be zinc-coated sheet steel or aluminum thickness of the metal
and stiffeners as indicated in the schedule on the drawings.

b. Duct Workmanship - all ductworks shall be constructed and erected in workmanlike


manner. Ducts shall be straight and smooth in the inside with neat finished joints,
airtight, and shall be free from vibration under all condition of operation. The internal
ends of slip joints shall be made in the direction of air flow. The ducts shall be
securely attached to the building construction in an approved manner. Changes in
dimensions and shape of duct shall be gradual. All duct sizes fall within limiting
dimension indicated on the drawings unless otherwise approve. Curve elbows,
unless otherwise specified on the drawings, shall have a center line radius equal to
1-1/2 times the width of the duct. Air turns shall be installed in all abrupt elbows and
shall consist of curved metal blades or vanes, arranged to permit the air to make the
turns without appreciable turbulence. They shall be manufacturer‟s standards product
and shall be quit when the system is in operation. Configuration of ducts shall be as
shown by the detail on the drawings. Duct hangers shall be as shown by the detail on
the drawings.

c. Fire Dampers - Install fire dampers where shown on the drawing and as required by
NFPA Pamphlet No. 90A or the local codes. Provide an access door for each fire
damper.

d. Flexible Connections - Wherever ductworks is connected to fans, air handling unit


or other equipment that may cause vibration in the duct shall be connected to the
equipment by means of a flexible connection constructed of fire resistant flexible
canvas or other approved material. The connection shall be suitable for the pressure
at the point of installation.

e. Insulation Material – Shall be insulated unless otherwise noted on the drawings.


Duct shall be insulated with 20 mm thick, 35 kg/cu.m density closed cell polyethylene
foam thermal insulation with reinforced aluminum vapor barrier and factory applied
adhesive. Duct exposed to weather shall be provided gauge 24 aluminum or gauge
26 G. I. Sheet cladding with watertight joints. Duct insulation and covering shall have
flame spread rating of not over 25, smoke developed of 50, and fuel contributed of
50.

f. Insulation Workmanship - Impale insulation over 12 gauge mechanical fasteners,


such as weld pins or 300 mm to 450 mm centers tightly butting insulation. A minimum
of two rows fasteners per side shall be used. Seal protruding pin with fitting mastic.
Secure insulation with white painted caps to pins. Apply joints sealing tape to all
joints, firmly pressing to ensure complete bond. Mechanical pins are not applicable
for insulation with factory applied adhesive.

FIRE DAMPERS

a. Type - dampers shall meet local codes and the standards of the National Fire
Protection Standards contained in bulletin 90A. Dampers shall be sized so that the
free air space is not less than the connected duct free air space. Location shall be as
shown on the drawings and required by local code. They shall posses a 1½ hour
standard fire protection rating in accordance with NFPA No. 252.

b. Material - The frame shall be constructed so as to be unaffected by corrosion or high


heat. Mechanical parts shall have bronze non-corrosive pins. When closed, the
dampers shall be held closed by a catch arrangement. Blades installed in regular
ductwork will not be accepted.

c. Fuse Links - fire doors shall be arranged to close automatically and remain tightly
closed upon the operation of an approved fusible link or other approved heat
actuated device located where readily affected by an abnormal rise of temperature in
the duct. Fusible links shall have a temperature rating approximately 10 degrees
centigrade above the maximum temperature that would normally be encountered
when the system is in operation or shut down.

d. Workmanship - Fire dampers shall be installed so as to provide the positive barrier


to passage of air when in a closed position. Dampers shall be installed so they will be
self-supporting in case of duct destruction due to heat. Care must be exercised that
the frame be set so that the closing device will not bind.

e. Access Hole - suitable hand access openings with tightly fitted covers shall be
provided to make them accessible for inspection and maintenance.

FLEXIBLE DUCT CONNECTION

a. Material - Wherever ductworks is connected to fans, air handling unit or other


equipment that may cause vibration in the duct shall be connected to the equipment
by means of a flexible connection constructed of fire resistant flexible canvas or other
approved material.

b. Flame spread Rating - The flexible connection shall have a rating of not over 25
without evidence of continued progressive combustion and a smoke developed rating
not higher than 50.

c. Code - All ductwork shall conform to local codes at latest NFPA bulletin 90A

d. Installation - The flexible connection shall be approximately 150 mm long and held
in place with heavy metal bends securely attached to prevent any leakage at the
connection points. Angle flanges shall be provided on all duct and equipment
connections larger than 300 mm in width and height.

e. Pressure Rating - The flexible duct connection shall be suitable for 1½ times the
duct pressure at the connection.

MANUAL VOLUME DAMPERS

a. Types - Dampers shall be of the opposed blade, suitable for the static pressure
shown on the drawings.

b. Capacity - The airflow thru the dampers shall be as shown on the drawings.

c. Frame - The damper frame shall be 14 gauge zinc-coated steel and shall be roll-
formed, interlocked, and welded at corners the frame shall be 100mm in width.

d. Blades - Blades shall be constructed of 16 gauges roll-formed zinc coated steel


not to exceed 150 mm in depth and be formed with double 90 degree bends to
insure positive air lock and maximum strength. Blades shall be felt-tipped to
insure tight closure and noiseless operation.

e. Sections - Damper and damper frame may be made in one section up to 1200
mm in width and 2500 mm in height. Larger sizes shall be made in sections.

f. Installation - The damper and damper frame shall be installed dead level in both
directions. The blades shall not touch any adjacent material throughout the full
travel of the blades. The damper and damper frame shall be installed so that
there is no torsion or twist in the frame to prevent smooth operation of the
damper.

g. Pressure Drop - Pressure drop thru the damper shall not exceed 0.20 inches
water gauge. (50 Pascal) at 500 feet per minute (2.5 MPS) velocity based on the
face area.

AIR HANDLING UNIT, DRAW-THRU TYPE, CHILLED WATER COOLING COIL, FILTER
BOX

a. Type - The air handling unit shall be of the draw-thru type with chilled water cooling
coil and filter box. All components shall be factory approved by AMCA and shall be a
currently catalogued product.

b. Capacity - The air moving and coil capacities shall be as shown on the drawings.

c. Casing - The housing shall be constructed of heavy sheet steel adequately


reinforced with structural members and provided with sufficient access panels for
proper lubrication and maintenance. Unit shall be of the arrangement shown on the
drawings. Unit shall include one-piece drain pan with 12 mm foamed-in-place,
cellular insulation extending under coil and fan sections shall provide access to all
internal parts. All unit panels shall be insulated with 25 mm glass fiberboard and shall
be chemically cleaned, spray painted, baked, and coated with an additional exterior
coat or enamel after final assembly.

d. Motor and Drive - Shall be belt drive with guard and adjustable motor sheave.
Motor nameplate horsepower shall exceed brake horsepower by a minimum of 5%
with air foil or BI fans and 20% with forward curved fans. Belts shall be of the oil
resistant type. Motor shall be especially designed for quiet operation.

e. Fan - The unit shall be double width, double inlet type. Airfoil fan wheels shall be
used on all units with greater than 1.0 square meter outlet area. Fan shaft bearings
shall be 200,000 hour life-lubricated. All rotating parts shall be dynamically balanced
individually and after final assembly. Bearings shall be mounted externally for
servicing without dismantling of unit.
f. Chilled Water Cooling Coil - The chilled water cooling coil shall be of the
continuous aluminum plate fin and copper tube type assembled in a zinc-coated steel
frame. The coil shall be pitched in the unit casing for proper drainage. The coil shall
be tested at 250 psig air pressure under water.

g. Isolation - Vibration isolators of the type shown on the drawings shall be installed in
accordance with the unit manufacturer‟s recommendations.

h. Filter Box - Provide a factory assembled filter box complete with 50 mm type
cleanable type filters. Filter boxes shall have access doors on both sides. Filters shall
fit snugly to prevent by-pass.

FAN COIL, CHILLED WATER COOLING COIL, CONCEALED TYPE

a. Type - The fan coil unit shall be of the factory assembled integral with chilled water
cooling coil and shall be made for concealed ceiling mounting and ducted operation.

b. Capacity - Shall be as indicated on the drawings. Unit shall be ARI rated.

c. Interior Chassis - The interior chassis shall be constructed of not less than 16 gage
galvanized steel and coated with a rust inhibiting paint. All cold panel surfaces shall
be covered with not less than 12 mm thick foam in place insulation or approval equal.

d. Mounting - The concealed fan coil unit shall be securely attached to the building
structure and shall be set dead level in both directions.

e. Coil - The coil shall be constructed of aluminum fins mechanically bonded to copper
tubes. The minimum fin thickness shall be 0.008” and the tubes shall be not less than
½” (12 mm) and the minimum wall thickness shall be 0.20”. Provided an air vent and
drain plug in the coil. Coil shall be tested at 500 psi (35 kg/sq.cm.) while submerged
in water.

f. Drain Pan - Shall be of sufficient size to catch all condensation from any part of the
unit. The drain pan shall be fabricated of not less than 16 gauge galvanized steel with
all corners welded. The pan shall be insulated with not less than 12 mm thick glass
foam in place or equivalent to effectively prevent condensation from the pan.

g. Motor - Shall be of the split capacitor type and shall have sufficient torque to start on
low speed. The motor shall be suitable for the current characteristics shown on the
drawings. The motor shall have built-in thermal overload protection. The motor and
fan shall be suitable for ducted operation.

h. Remote Control Switch - The unit shall be complete with a remote control switch
consisting of a fan speed control and temperature control. Remote control switches
shall be installed as shown by the detail on the drawings.

i. Sound Levels - Units shall be tested in accordance with ARI Standard 443-66,
“Standard for Sound Ratings of Fan Coil Air Conditioners.” Manufacture shall submit
Octave Band analysis showing sound pressure level not exceeding NC38 based on
high speed in a “medium hard room.”

PUSH-BUTTON STATION

a. Provide a free standing push-button station to control all remotely located unit such
as air handling units, fan coil units, cooling towers and some ventilating fans as
shown on plans. The push-button station shall be complete with ON-OFF push-
buttons and pilot lights to indicate status of units. These devices shall be internally
factory-wired. Factory engraved nameplates of approved material shall also be
provided to designate the remote units being controlled. Submit layout of push-button
station for approval before fabrication.

b. The push-button cabinet height and depth shall be identical to the MCC dimensions.
The paint color finish shall also be identical to the MCC paint finish.

c. The Mechanical Contractor shall include the following:

1. Supply and installation of push-button station complete as describe


above.

2. Supply and installation of control wirings and conduits for push-


button station to all remotely controlled AC and Ventilation
equipment.

LOOSE MOTOR CONTROLLERS

a. The contractor shall in general furnish, erect and wire all electric motor from the
individual starters as indicated on the plans.

b. All starters for use with motors shall be rated at voltage, phase and hertz as indicated
in the schedule of equipment and shall be combination magnetic type with circuit
breaker in which case, circuit breaker of rating as shown in the plans shall be
furnished

c. For motors requiring electric interlock, remote control or sequence-starting control


features, starters shall be equipped with necessary auxiliary contacts or terminals to
provide the control features desired. A separate set of terminals is required for each
control circuit. Such starters shall be provide with “run-stop-auto” selector switches
and indicating light to be installed as indicated in the plans.

d. Except where otherwise specified, enclosures shall be sheet metal with hinged cover
NEMA type L, for general purpose indoor application. Starters shall be arranged for
floor or wall mounting, as shown on plans or as directed.

e. Pilot lights shall be provided for all starters. Where the starter is not within sight of the
equipment, a lockout button of un-fused disconnect switch shall be provided.

f. Where possible, relays and switches which are part of the automatic control system
shall be mounted on the panel as the corresponding motor starters.

g. Time delay relays necessary to protect motors and prevent damaging recycling of
operation in case of defective control settings, shall be provided as part of the
contractor‟s supply.

h. Auxiliary contacts (if required on the drawings) shall be provided for controlling and
monitoring, to be interfaced to Building Management System (BMS).

SUPPLY AIR GRILLES

a. Type - Shall be of the double deflection type with horizontal front bars and vertical
rear bars and opposed blade dampers. The grilles shall be constructed of steel with a
marginal frame of not less than 30 mm wide by 1 mm thick. Grilles shall have soft,
continuous, rubber gasket between the periphery of the grilles and the building
surface to which it is mounted. The grilles shall have an effective area of not less
than 80%.

b. Finish - The grilles shall be provided with a factory applied gray metallic finish
applied over a rust inhibiting prime coat.

c. Bars - The bars shall be of the roll formed type and shall be rigid heavy gauge
streamed steel bars on 15 mm centers, reinforced if above 450 mm in length. Bars
shall hold deflection setting under all conditions of velocity and pressure.

d. Connection to Ductwork - The grilles shall be connected to the ductwork as


follows:

1. Fasten extension duct collar assembly to ductwork with sheet metal


screws.
2. After ceiling or wall is installed, install grilles with sheet metal screws.
3. Check to see if sponge rubber gasket is drawn up against wall or ceiling
forming an air tight seal, if not reassemble and recheck.
4. Set face bars and rear bars for best room distribution.
5. Balance and adjust air flow quantities shown on plans.
6. Clean construction dirt from grilles.

RETURN OR EXHAUST GRILLES

a. Type - Shall be of the fixed horizontal front bars and opposed blade damper type.
The register shall be constructed of steel with a marginal frame of not less than 12
mm wide by 2 mm thick. The register shall have the horizontal front bars set at an
angle of 35º downward where installed below 1.50 m from the floor, 35º upward
where installed more than 1.50 m from the floor. Register shall have a soft,
continuous rubber gasket between the periphery of the register and the building
surface to which it is mounted. The register shall have not less than 70 percent free
area.

b. Finish - The register shall be provided with a factory applied gray metallic finish
applied over a rust inhibiting prime coat.

c. Dampers - The dampers shall be of the opposed blade type and shall be key
operated with a detachable key and one key shall be furnished for each register.

d. Face Bar - The face bars shall be 17 mm wide and be set 17 mm apart. The vertical
face bars shall be constructed of 0.018 steel.

e. Connections to Ductwork - The register shall be connected to the ductwork as


follows:

1. Cut hole in return or exhaust duct.


2. Fasten extension duct collar to ductwork.
3. After ceiling or wall is installed, install register with sheet metal
screws.
4. Check to see if sponge rubber gasket is drawn up against wall or
ceiling, forming an air tight seal. If not, reassembled and check.
5. Set face bars as described in “a” above.
6. Balance and adjust air quantities shown on plans.
7. Clean construction dirt from register.
8. Remove damper operator key from register and turn over to
Owner‟s representative.

f. Large Size Grille - Grille over 900 mm in any dimensions shall be made up of
sections not over 900 mm and joined together with butting angles. All sections of
butted register shall be made in even millimeters. When both dimensions are over
900 mm, there shall be a center support section made of a channel with adjoining
angles running vertically or horizontally.

IDENTIFICATION

a. Scope - all piping, valves, controls and equipment on the project shall be identified
as specified herein. All marks of identification shall be easily visible from the floor or
usual point of vision.

b. Piping - all piping shall be identified as to the service of the pipe and the normal
direction of flow. The letters shall be one inch high on small pipe sizes and two
inches high in large pipe sizes and the flow arrows shall be at least six inches long.
The letters and flow arrows shall be made by precut and black oil base paint with
aerosol can. Concealed pipes need not be identified.
c. Controls - Each valve, except run-out valves, but including control valves, shall be
tagged with a brass disc 40 mm inches in diameter. The disc shall contain a number,
and a valve list shall be provided under glass in the main mechanical room showing
the location of the valve, the service of the valve and any pertinent remarks regarding
the operation of the valve. Securely fasten discs to the valves with brass “S” hooks or
chains.

d. Equipment - All equipment, except in finished rooms, shall identified by stenciling


the title of the equipment as taken from the plans in a position that is clearly visible
from the floor. The letters shall be made with the black paint and shall be not less
than two inches high. The titles shall be short and concise and abbreviations may be
used as long as the meaning is identified by engraved nameplates as specified in the
next paragraph.

e. Control Panel - All panel mounted controls and instruments shall be identified by
engraved nameplates mounted just under the control or instrument. The engraved
nameplates shall be engraved on “Lamacoid”, or equal plastic which will be black and
snow white letters when engraved. Letters shall be 13 mm high.

f. Time of application - No identification shall be done until all painting required under
the architectural section of this specification has been accomplished.

PIPING TESTS

a. Scope - All piping installed on the project unless specifically shown otherwise shall
by hydraulically tested as specified under refrigeration piping this contractor shall
provide all equipment required to make the tests specified herein.

b. Sectionalizing - piping may be tested at as a section at a time in order to facilitate


the construction.

c. Tests to be performed - The contractor shall fill the section of pipe to be tested with
water and bring the section up to pressure with a test pump. The test shall be
conducted by the contractor in the presence of the owner and architect or his
representative. These tests shall be conducted before any insulation is installed and
any insulation installed prior to these test shall be removed. Gauges use in the tests
shall have been recently calibrated with a dead weight tester.

d. Duration of tests - All tests shall apply full test pressure to the piping for a minimum
of twenty-four hours.

e. Pressure Test - All tests shall be conducted at the water working pressure of the
pipe installed. When scheduled 40 or standard weight pipe is used, the test pressure
shall be 10 kilograms per square cm. (150psi) when schedule 80 or extra strong pipe
is used, the test pressure shall be 17.0 kilograms per square cm. (250psi).

f. Inability to hold pressure - when the test pressure has fallen over five percent
during the twenty-four hour test period, the point of leakage shall be found, repair and
the test repeated. This procedure shall be followed until the piping system has been
proven absolutely tight.

g. Use of Compound - The used of chemicals or so-called stop-leak compounds will


not be permitted at any time.

h. Delicate Controls - When delicate control mechanisms are installed in the piping
system, they shall be removed during the tests to prevent shock damage. This does
not apply to control valves.

i. Leaks - Leaks developing subsequent to these tests shall not be repaired by mastic
or other temporary means. All leaks shall be repaired by removal of the valve, fitting,
joint, or section that is leaking and reinstalling new material with joints as specified
herein above.

AIR FLOW BALANCE AND TEST

a. Scope - After completion of the installation of the air conditioning, ventilating and
exhaust systems, and prior to acceptance by the owner, all air handling system and
appurtenances applicable to the above system shall be adjusted and balance to
deliver the air quantities as specified, indicated on the drawings, or as directed.

b. This contractor shall procure the service of an independent agency operating under
the direction of a Registered Professional Mechanical Engineer, and specializing in
the testing and balancing of air system to perform the balance herein specified. The
selection of the independent agency shall be submitted to the office of A. F.
NAVARRETE CONSULTANTS AND ASSOCIATES for approval. Instruments
required for this air balance shall have been calibrated within a period of six (6)
months prior to balancing. Types, serial numbers and dates of calibration of all
instruments shall be listed in the final air balance reports hereinafter specified.

c. Reports - The air balance agency shall record and submit to this contractor for
forwarding to the office of A. F. NAVARRETE CONSULTANTS AND ASSOCIATES
for the evaluation and approval six (6) copies of the complete air balance report
certified by a Registered Professional Mechanical Engineer. Replacement of
adjustable pulleys, addition of balancing dampers or pressure taps, required to effect
proper air balance shall be furnished and installed by this contractor at no additional
cost to the owner. If requested, the air balance agency shall conduct any or all of the
above field tests in the pressure of the architect and the Mechanical Consultant.

d. Electrical Power - The entire cost of electricity necessary to obtain a complete set of
tests results acceptable to the Owner, shall be paid by the Mechanical Contractor
and should be included in the lump sum bid price. However, upon turnover and
acceptance of the system or upon actual operation and utilization of the installed
system, all cost of electricity shall be for the Owner‟s account.

WATER FLOW BALANCE AND TESTS

a. Scope - after completion of the installation of the air conditioning, ventilating and
exhaust system, prior to acceptance by the owners, all system and appurtenances
applicable to above systems shall be adjusted and balance to deliver the water
quantities as specified.

b. Performance of Work - This contractor shall procure the services of an independent


agency operating under the direction of a Registered Professional Engineer and
specializing in the testing and balancing of water circulating system to perform the
balance herein specified. The selection of the independent agency shall be submitted
to the architect for approval. Instruments required for this water balance shall have
been calibrated within the period of six (6) months prior to balancing. Types, serial
numbers and dates of calibration of all instruments shall be listed in the water
balance reports herein after specified.

c. Water Flow Balancing and Testing Methods - Calibrated orifices and portable flow
meters shall be used to balance water flow. Automatic control valves shall be set for
full flow conditions during balance procedure.

d. Water Quantity Adjustment - Pump capacity shall be determined by differential


pressure measurements. Water circuits shall be adjusted by balancing valves
previously specified. All balancing valves shall be permanently marked after balance
is complete so that they may be restored to their correct position if disturbed.

e. Orifices - shall be installed permanently were indicated on the drawings and shall be
Rinco, or approved equal. The orifices shall be installed with straight length upstream
and downstream as recommended by the manufacturer.

f. Certified Balance Reports - The water balance agency shall record and submit to
the subcontractor for forwarding to the architect for his evaluation and approval six
(6) copies of the complete water balance report certified by a Registered Professional
Engineer.

g. Replacement of pressure taps or balancing valves required to affect proper water


balance shall be furnished and installed by this contractor at no additional cost to the
owner.

h. If requested, the water balance agency shall conduct any or all of the above field
tests in the presence of the architect‟s representative.

SYSTEM TESTS

a. Scope - subsequent to the final air and water balance test, entire air conditioning
system shall be tested to satisfy performance of all units as satisfactory system.

b. Air Conditioning System - The entire air conditioning system shall be tested at the
first summer weather next following the completion the building and it shall be
established that all controls are calibrated accurately and performing satisfactorily.
The system shall be check for vibration and excessive noise and all such conditions
corrected.

c. Ventilation System - The entire ventilation system shall be tested at the completion
of the project and it shall be established that controls are performing satisfactorily
and that all rooms are ventilating properly. The system shall be checked for vibration
excessive noise and all such conditions corrected.

d. Final Clean-Up - At the completion of all work all equipment on the project shall be
checked and thoroughly cleaned including coils, plenum, under equipment and all
other areas around or in equipment provided under this section. Any filters during
finals.

e. Painting - at the completion of all work all equipment on the project shall be checked
for painting damage, and any factory finished paint that has been damaged shall be
repaired to match the adjacent areas. Any metal or specially covered areas that have
been deformed shall be replaced with new material and repainted to match the
adjacent areas.
