ROOMMATE AGREEMENT

EFFECTIVE DATE
This contract is made effective on the ______ day of _____________, 20 ____, hereafter “Effective Date.” The
contract will remain valid, including all dependencies and supplementary terms and conditions, until the
“Termination Date” unless the terms of a contingency stipulated herein are met, causing the validity of some
terms to be terminated. Such contingency terms will be made into effect only for the relevant contingency party,
and all other terms not related will remain in effect until the Termination Date regardless.

PARENT AGREEMENTS
This Roommate Agreement is subject to other Parent Agreements, listed in full below. Any provisions, disclosures,
terms, contingencies, and conditions created by this Roommate Agreement may be nullified and replaced, in
whole or in part, by terms in Partner Agreements which remain in effect. In any case of disagreement or
contradiction of terms, the Parent Agreement(s) take precedence. In the case that the Parent agreement to this
Agreement has a Parent Agreement, the highest-level agreement in the dependency chain will always take
precedence. No terms made in this agreement can be considered enforceable if: (a) Such terms are contradicted
within a Parent Agreement, in whole or in part, OR (b), terms contradict Local, State, or Federal laws, ordinances,
or official procedures.

PARTIES
This agreement is made between the all of the Named Individual Persons commonly called “Roommates” listed
herein, hereafter “Parties”, onto each other. Unless otherwise specified, the terms and conditions of this
Agreement apply equally to all Parties, and hold no bias towards one Party over any other.

Responsible Party
A Named Individual (or group of individuals), _______________________________[full name(s)] is/are referred
to as the Responsible Party. As such, they represent the Parties of this Agreement as one of the Parties on Parent

is not limited to communication, receipt of notices, modification of rental agreements, renewal, orders to repair,

Parties with best attempt to deliver a soon as possible, if the Responsible Party is notified of any changes or
additions to Parent Agreement(s) which materially affect this agreement or the terms and conditions described
herein.

Premises is assigned a Pro-Rata Fraction, as a relative percentage of the summative value of Rent, Utilities, and all
other Debts incurred against the Premises, which will be used to calculate shares of contribution required by each
Named Individual in Parties. Pro-Rata Fractions shall only be valid if the sum of all fractions equals 1, or 100%.

Unless agreed to in writing by all Parties, as an addendum to this contract, or nullified as a result of contingent
action, Rooms assigned in Table 3 will remain in effect for the full duration of this Agreement.

as long as the Parties original Parties continue to accept responsibilities to fulfill this Agreement’s terms and

without a replacement Roommate Agreement, which nullifies and replaces this Agreement in Entirety.

RENT

Variability. During the effective term of this Agreement, the amounts above are subject to change and are not in
control of the Responsible Party. If increases or decreases of Recurring Charges occur, the Total Recurring Sum
due by Parties will change proportionally, and not cause any additional or reduced debt to fall upon responsibility
of any particular Named Individual in Parties, or the Responsible Party, unequally relative to other Parties.

TERM
This Agreement shall be made effective on the Effective Date, which must be at least ______________ days

remaining inside of the Room, for the purposes of remaining in place for a prolonged period, residing in the
Room, or maintaining possession of keys, key fobs, or other required elements to access the room, until all such
elements are returned to Responsible Party, or abandoned belongings are forfeited in writing to the Responsible
Party.

Move-in Date. At the time and date stipulated in Table 6, “Move-In Date”, the Room(s) stipulated therein will be
made available by Responsible Party to the Named Individual(s) to Occupy the Room(s), and Occupation shall be
considered to begin. The general condition at Move-In Date shall be noted by the Parties, hereafter “Initial
Condition”, and all keys, key fobs, access codes, instructions, remote controls, and other requirements to access
Premises shall be provided by Responsible Party to the Named Individual(s).

Move-Out Date. At the time and date stipulated in Table 7, “Move-Out Date”, the Room(s) stipulated therein will
be made available by Named Individual(s) to the Responsible Party, and Occupation by the Named Individual shall
cease. The general condition at Move-Out Date shall be noted by the Parties, hereafter “Final Condition”, and all
keys, key fobs, access codes, instructions, remote controls, and other requirements to access Premises shall be
provided by Responsible Party to the Named Individual(s).

Unexpected Termination. If the Parties (either Named Individual(s) or Responsible Party require for any reason
that this Agreement is to Terminate on any date other than Move-Out date, for reasons other than stipulated as
Causes for Termination within this Agreement, then the Parties initiating this change must notify the other

CONFLICT RESOLUTION

General Respect and Etiquette

Parties agree to treat other parties with respect, and refrain from profanity, disparaging or derogatory
expressions, and to maintain a nice environment which is suitable for guests and all Parties involved. Repeated
breaches of general respect will be met with disciplinary action and are grounds for Termination of this
Agreement.

GOVERNING LAW
