The term “construction management” can pertain to three different areas of
application and content:
 Management in the construction industry, i.e. management of
construction companies
 Management of construction projects
 Management of construction activities
Let’s use the following terms

 Corporate Management = Company Level


 Construction Project Management = Construction Projects
 Construction Management = Site Construction Activities
CONSTRUCTION PROJECT
MANAGEMENT

 All required activities that allow achieving the goals of a


construction project. This includes initiating, planning, executing,
monitoring, and controlling, as well as finishing the project.
Depending on the contract type, other activities might become
necessary, e.g. design (design/build contracts), financing
(design/build/finance contracts), or operations
(design/build/operate contracts).
CONSTRUCTION MANAGEMENT

 All activities to confirm that the project execution


achieves the stipulated quality, stays within budget, and
is delivered on time while ensuring the protection of
safety, health, and environment, and also fulfills other
stakeholder expectations if possible. This includes labor,
subcontractor, and equipment management, and
excludes planning of production processes and site
installation.
CONSTRUCTION
Professional managers = “...managers are

there are no effective managers in general,
which also means there
is no such thing as a professional manager.”
Work of managers = “Study after study has
shown that (a) managers
work at an unrelenting pace; (b) their
activities are typically characterized by
brevity, variety, fragmentation, and
discontinuity; and (c) they are strongly
oriented at action.”
Managing means dealing with information and
people as well as acting. According to the
model, dealing with information consists of
framing, communicating, scheduling, and
controlling. Dealing with people means to link
and to lead. Finally, acting consists of doing and
dealing. Managers need to do all this internally
and externally, in the construction projectand in
collaboration with owners and other stakeholders.
Framing provides the context in which members
of megaprojects work. Managers create the
framework through decisions, and it pertains to
the organization of aspects such as charts, rules,
and encouraged behavior, to staffing and other
plans. All this guides and contains further actions.
It also includes sense making as a form of guided
understanding and information-giving.
