RE: DEMAND LETTER FOR BREACH OF CONTRACT

Dear AAA,

I am writing on behalf of my clients, SPS. BBB & CCC, in connection with

the Deed of Absolute Sale entered into by you and my clients on March
27, 2020.

Pursuant to the Deed of Absolute Sale, you have been found in breach of
the terms of the contract, particularly, for failing to convey and transfer to
my clients a portion of a certain parcel of land measuring xxx (xxx)
sq.m., more or less, which parcel of land is particularly described under
TCT No. xxx-xxxxxxx despite full payment by my clients of the sum of
xxx (Php xxx) as consideration for the afore-mentioned property.

Accordingly, DEMAND is hereby made upon you to comply with your

obligation under the Deed of Absolute Sale, within a period of ten (10)
days from receipt of this letter.

I urge you, THEREFORE, to take prompt action to comply with the above
demand within the period given. This is to avoid additional liability and
eventual filing of civil and/or criminal case or cases against you.
