DEED OF VARIATION PROPERTY

Indenture is made between Ike Oliver and Nicholas Oliver, residents of 4551 Selah Way, Brattleboro, Brattleboro
05301 (the Grantors) and successors to the real estate property at 4251 Duff Avenue, West Rutland, Vermont
05777 (the Property) granted by Bud Oliver, their late father, on September 20, 2030.

In consideration of the legal covenant bound by this deed, the Grantors agree to transfer all rights and
responsibilities of the Property to Milo Massy of Penrose Foundation (the Grantee), with full and legal
accountability. The Grantors release ay responsibilities and right over the said Property after the execution of
this deed.

The Property, described as a modern Scandinavian two-story mansion with a floor area of one thousand and five
hundred (1,500) square meters, has a market price of one million five hundred dollars ($1,500,000.00). Other
amenities within the Property include a regular-sized swimming pool, an eleven-foot gazebo, and a ten (10)
meters by fifteen (15) meters garden area.

The nature of the variation mainly centers on the Grantors’ request to transfer the Property to the Grantee as a
gift to the latter’s undying service to the family within thirty (30) years. Since the transfer is enacted as a charity,
the Grantors are aware that they will not be compensated with any percentage of the Property’s market price
upon the transfer of its title to the Grantee.

As such, the Grantee is not required to pay forward the market price of the Property within an understanding that
it is transferred under his name and company with altruistic intentions. Nonetheless, the Grantee must cover any
expenses incurred for the Property after the transfer in terms of its maintenance.

Upon transferring the ownership of the Property to the Grantee, the Grantors assure that they initially hold full
and legal ownership over the Property through the power vested upon them by their late father’s last will. The
Grantee shall pay for the maintenance and insurance cost of the Property from the date of transfer.

The Grantors warrant that the Property is free from liens or encumbrances upon the scheduled transfer.
Furthermore, the Grantors accept the financial obligations to cover the processing fees and administrative
charges undertaken upon the transfer. Given such assurances, the Grantors also maintain that the Property is
transferred in good condition without any critical or salient damages affecting its market value.

Furthermore, the Grantors agree to hold each other harmless from the repercussions or damages that this deed
will incur throughout its lifetime as they have chosen to enter into this deed with sound and mind and body. The
Grantors warrant that they have taken enough time to contemplate the possible consequences and effects of
this decision and have willfully chosen to pursue this deed’s enactment on this day, November 12, 2030.

The terms above are in immediate effect upon the signing of the Grantors and witnesses. Upon execution, the
terms may not be modified or amended by any party throughout its execution. Finally, such provisions must then
be deemed legal under the state laws and regulations within the courts of Vermont.

as stipulated within the state of Vermont.
