1. Research first on the basic requirements when designing a subdivision on the following aspects;

What is the percentage of the following from the main total land area;

a. open spaces, roads, parks (answers were based are from IRR PD 957)

b. What is the total percentage which will be occupied by the housing units?

These guidelines shall apply to developers of main subdivision projects complying with Section 18 of UDHA, or the balanced
housing development requirement, as amended by Republic Act No. 10884, otherwise known as "Balanced Housing
Development Program Amendments", by developing an area for a socialized housing project equivalent to at least fifteen
percent (15%) of the total subdivision project area or the total subdivision project cost and at least five percent (5%) of
condominium project area or condominium project cost, at the option of the developer, as implemented under the Board

Resolution No. 965, Series of 2017. Thus, 20% of the total lot percentage is to be occupied by housing units in a subdivision.

c. What is the percentage that should be dedicated to Socialized Housing units in relation to the

total saleable area?

Based from SECTION 18 OF REPUBLIC ACT NO. 7279 OTHERWISE KNOWN AS THE URBAN DEVELOPMENT AND HOUSING ACT OF
1992, land equivalent to twenty percent (20%) of the total area of the main subdivision project shall be developed for socialized
housing.

On the other hand, based from IRR PD 957, seventy percent (70%) of the total area of the main subdivision is the maximum
saleable area.

2. Your reaction on the following;

A. To solve the HOUSING BACKLOG, we need to produce more housing units in order to address the problem. BUT what is the
IMPACT of the housing sector specifically subdivisions to the NATURAL ENVIRONMENT? Being an architect and a designer, how
can you reconcile the two situations without sacrificing one from the other. Explain your reaction on this. Sketches and
illustrations are highly advisable to back up your reaction.

When it comes to creating subdivisions, it will be a big advantage to and become great opportunities for families who are
looking for an affordable low-cost housing, but then, most of the times do we
really know that by creating these subdivisions do we also take a small part in
harming the natural environment. But then to hit two birds with one stone, the
erecting of vertical/ high rise buildings which are to be allotted for low-cost
housing is to be considered to maximize the twenty percent (20%) housing lot
of a whole subdivision, if it is also possible, then natural objects like plants and
trees which are in the way of construction are not to be destroyed, but inst ead,
should rather be relocated to an open space within the subdivision,
somewhere these greeneries won’t hinder entry and exit of vehicles within the
subdivision. People within natural environment is what my concept will be,
whereas my proposal, even though it is external, is to plant one tree for every
square meter we use for erecting structures, all of which plants are to be grown
also inside the subdivision, to not only promote the being nature friendly but to

also provide natural shade and environment for a whole subdivision.
