Contract Agreement
This agreement is between General Contractor (GC) Luxury Builders General
Contractor (License number:23456) named Luxury Builders (License Number:45384)
and Plumbing Subcontractor (SC) Piper Plumbing (License Number:56789) for the work
of construction of the Luxury Hotel being built for and funded by the owner Eccentric
Enterprise. This legal document was prepared on September 22nd, 2022.

1. The construction work is to commence on October 1st, 2022 and finish in the 2-year
allotted time on September 30th 2024.
2. Work shall proceed followed that are 8 am to 4 pm from Monday through Friday unless
prior notice is provided to Owner since this is the time frame allotted by the city for
construction work near closely positioned building and a nearby business.
3. The GC has agreed a lump sum of $11,340,304.00 to Piping SC for work that meets the
standard specifications of the plans which was signed August 23rd 2022.
4. The SC agrees that the 10% of the undesigned plan amounts to $1,174,461 which may
increase if it they can rightfully exhibit to the general GC and the owner that it needs
change orders to match the quality and luxury of the rest of the project.
5. GC agrees to provide necessary project plans to SC in printed and soft copy form that
includes dimensions and location of structures.
6. GC has agreed to pay invoices within 30 days of submittal by SC. 10% of the payment
shall be withheld by GC and will be paid upon final completion of project.
7. SC agrees to provide in writing any delays that might occur within 7 days to the GC and
the owner.
8. Any change orders made by the SC and GC must be approved by the Engineer of Record
(EOR).
9. The agreed lump sum by the GC that is to be paid for SC’s work may only change by a
change order.
10. SC agrees that their work will be supervised by the GC.
11. SC for their work agrees to provide their own labor and equipment that are mentioned in
their bid.
12. SC agrees to only use the building materials that is mentioned in their bid unless any
change is approved through a Change Order.
13. A clear distinction between the SC and GC must be established on the job site with both
parties wearing safety vests and hard hats with company logo visibly printed on them.
14. GC agrees that the demolished work space will be cleared to provide a safe work area for
all the workers.
15. GC agrees that pertinent to SC’s task, all underground facility’s mapwork is provided by
the city and to their best knowledge is accurate. In case of unexpected accidents relating
to otherwise unknown subsurface structure, the GC can’t hold SC responsible.
16. All waste will be hauled from the job site once a week and all discarded items will only
be disposed of at designated areas.
17. GC and SC agree to only allow personals who are physically fit and able to do their
assigned tasks on the job site.
18. All work by GC and SC on the job site must comply with OSHA and other trade related
laws.
19. Unexpected delays caused by weather and other uncontrollable factors must be brought to
the notice of the owner and the project timeline can be extended as needed.
20. GC agrees to take responsibility for practicing precaution to avoid injury, damage or loss
to equipment and labor. They also agree to reimburse for any theft, vandalism of tools,
equipment that occur at the jobsite.
21. GC requires SC to have acceptable and valid insurance for their workers and equipment
at all times when on a job site.
22. GC and SC agree that any damage or loss will be paid for to the owner.
23. SC agrees to correct any work performed that doesn’t meet the standard requirement.
24. GC agrees to provide management workspace for SC’s staff members near or in the job
site.
25. GC agrees that if a payment for to SC is due for 14 days or more, SC has the right to stop
work completely until full amount has been compensated for.
26. In case of sub-standard work of the SC, after a 10-day written notice, GC has the right to
terminate SC’s work.
27. GC agrees that the only form of payment to the SC is through a bank checks and
automated drafts.
28. In the event of termination of SC’s work by the GC, the GC will deduct payment to SC
for the remaining work for the pay cycle.
29. Given that SC’s work is on a critical path, their failure to complete their responsibilities
in the given time frame including extensions approved by Change Orders if any, SC must
pay penalty for the financial loss of GC due the delay in SC’s work.
30. GC and SC can both exercise the right to stop work in case there is breach of contract.
31. SC agrees to not employ illegal alien to perform any work for the GC.
32. SC agrees to comply with GC’s drug-free workplace policy.
33. Until the completion of work by the SC accepted by GC and full payment is made by GC
to SC, this contract will hold its power.
34. SC agrees to notify GC and owner incase of any endangered species spotted at the job
site. Failure to do so and harming the creature may result in fines, which the SC agrees to
bear.
35. SC agrees to demobilize equipment from the job site within the designated timeframe
after their scope of work is completed.
36. SC agrees to update any changes and communicates via BIM primarily.
