Breakdown Maintenance Overview

Breakdown maintenance refers to repairs made after equipment fails to function. It is economical for non-critical equipment where downtime and repair costs are lower than preventive maintenance. It involves little administration as there are few records and small staff. There is no planned interference with production schedules. Preventive maintenance follows a planned schedule of inspections and repairs to preserve equipment reliability by replacing worn parts before failure. It results in improved reliability, lower replacement costs, reduced downtime, and better spare parts management. Preventive maintenance management systems allow planning maintenance schedules without affecting productivity. Tasks are scheduled and assigned to crafts on a recurring basis.

Breakdown Maintenance - Breakdown maintenance implies that repairs are made after the equipment is out of order and

it cannot perform its normal function any longer, e.g., an electric motor of a machine tool will not start, a belt is broken, etc. Under such conditions, production department calls on the maintenance department to rectify the defect. The maintenance department checks into the fault and makes the necessary repairs. After removing the fault, maintenance engineers do not attend the equipment again until another failure or breakdown occurs. This type of maintenance may be quite justified in small factories which: (i) are indifferent to the benefits of scheduling; (ii) Do not feel a financial justification for scheduling techniques; and (iii) Get seldom (temporary or permanent) demand in excess of normal operating capacity. In many factories make-and-mend is the rule rather than the exception. Breakdown maintenance practice is economical for those (non-critical) equipments whose downtime and repair costs are less this way than with any other type of maintenance. Breakdown type of maintenance involves little administrative work, few records and a comparative small staff. There is no planned interference with production programmes.

Before resolving the ticket for a asset breakdown maintenance pull the appropriate maintenance checklist and safety tips from KnowledgeBase and include in the resolution Web-based system designed to manage multi site maintenance management Driven by multiple databases, it simplifies the work order processing of accurately receiving, dispatching and tracking breakdown maintenance requests With minimum data entry and maximum efficiency, work orders are generated form a central console for all your sites through a full features web-interface Work orders for the future can be withheld by the system based on the prefixed due by time Once the work order is complete, the maintenance requests are easily closed out Flexible queries and custom reports can be duly generated

Preventive Maintenance
Preventive maintenance is a schedule of planned maintenance actions aimed at the prevention of breakdowns and failures. The primary goal of preventive maintenance is to prevent the failure of equipment before it actually occurs. It is designed to preserve and enhance equipment reliability by replacing worn components before they actually fail. Preventive maintenance activities include equipment checks, partial or complete overhauls at specified periods, oil changes, lubrication and so on. In addition, workers can record equipment deterioration so they know to replace or repair worn parts before they cause system failure. Recent technological advances in tools for inspection and diagnosis have enabled even more accurate and effective equipment maintenance. The ideal preventive maintenance program would prevent all equipment failure before it occurs.

Value of Preventive Maintenance

There are multiple misconceptions about preventive maintenance. One such misconception is that PM is unduly costly. This logic dictates that it would cost more for regularly scheduled downtime and maintenance than it would normally cost to operate equipment until repair is absolutely necessary. This may be true for some components; however, one should compare not only the costs but the long-term benefits and savings associated with preventive maintenance. Without preventive maintenance, for example, costs for lost production time from unscheduled equipment breakdown will be incurred. Also, preventive maintenance will result in savings due to an increase of effective system service life. Long-term benefits of preventive maintenance include:

Improved system reliability. Decreased cost of replacement. Decreased system downtime. Better spares inventory management.

Long-term effects and cost comparisons usually favor preventive maintenance over performing maintenance actions only when the system fails.

Plan for your schedule maintenance ahead of time, so that it does not affect the productivity of the company Notify the company about the maintenance schedules Schedule Preventive Maintenance tasks daily, weekly, monthly, quarterly or based on meter readings. For planning monthly preventive maintenance of your assets go one level further and set "date" and "specific day" (Second saturday, last sunday) criteria Choose the start date and end date for all planned maintenance of your assets Include general and safety notes with every task Assign equipment service tasks to appropriate craft personnel
