MINISTRY OF FINANCE VALUATION DIVISION To: Any person in possession of residential land, commercial I combination of same (mixed use) agricultural land or any ‘This Notice is issued pursuant to Section 29 of the Valuation of Land Act, Chap. 58:03 of the Laws of the Republic of Trinidad and Tobago. ‘The Commissioner of Valuations requires that every person in possession of: 1, residential land in Trinidad and Tobago as defined by the Valuation of Land Act, that is: (a) vacant or unoccupied lands with or without a building which is intended to be used or is capable ‘of being used by reason of its location for residential purposes; (b) land that has affixed to it, a building or other dwelling which has the physical characteristics that ‘enable it to be occupied or capable of occupation as a residence or for residential occupation and is used and occupied on a permanent basis as a single dwelling accommodation and includes ‘complementary outbuildings; and (©) boat houses; commercial land in Trinidad and Tobago as defined by the Valuation of Land Act, that is: land used for commercial purposes, whether wholesale, retail or service, carrying on a trade, business or profession, and includes land used or occupied by a non-profit organization which would, if the land were so used or oceupied by a trade or business, be treated as commercial land, but does not include agricultural land; 3. agricultural land in Trinidad and Tobago as defined by the Valuation of Land Act, that is: land used for, or vacant arable land where the sole use may be for, the following purposes: (2) the cultivation of crops or the rearing of livestock: (b) the cultivation and processing of food or food products or the rearing of livestock; or (6) honicultral use, but does not include land used for— (@ ornamental or recreational purposes or as accommodation lands for non-agricultural purposes; or (©) kitchen gardens 4, a combination of any of the above (mixed use) fumish a Retum containing the particulars required by the Commissioner of Valuations on or before November 30", 2021 Under Section 32 of the Valuation of Land Act, failure to comply with the above requirement constitutes a criminal offence which is punishable by a fine of five thousand dollars ($5,000.00) ‘The Return with detailed instructions is attached, Returns and instructions may also be downloaded from the Valuation Division website ‘omw valuationdivision gov.t and obtained from any of the Valuation Division Offices listed below. Returns may be completed and submitted manually or online using the website, Returns with attachments completed manually are tobe placed in a sealed envelope with the owner/occupicr’s name, residential address of the owner/occupicr, telephone contact and email address clearly written on the ‘envelope. The envelope is to be deposited in any of the drop boxes located at the Valuation Division Regional Offices or Municipal Corporations listed below. Please note that the Owner isthe person whose name appears on the Title Document (Deed or Cenificate of Title) Insert the Owner's details in BLOCK LETTERS and ensure that itis readable. Insert the Owner's mailing address in the format provided in BLOCK LETTERS. Insert the Owner's contact detuls and National ID or Passport or DP Number in BLOCK LETTERS. Ifthe Over is a Corporation, insert the name and contact information ofthe person assigned (o conduct this transaction con the Company's bchalf under Contact Details. SECTION 2a. Ifthe subject property isthe same as the address of the owner as inserted in Section 1 above, then tick the box “Same 1s Owner” If the subject property is different, then insert the address of the subject property in the format provided in BLOCK LETTERS. 2b. If the subject property is occupied by someone other than the owner as inserted in Section 1, please insert the ‘Occupier’s Name, Contact Details and National ID of Passport or DP Number in BLOCK LETTERS. SECTION 3. Tick the box orboxes which represent the property's current use. “Land” or “Property” includes buildings ‘or any part of a building. “Homestead!” means that there is one (1) residence on a parcel of land one half (1/2) acre or more in size, “Mixed use lands” are used for more than one of the following purposes: residential, commercial, agneultural. “Special Purpose” properties are those where buildings are designed to be used only for a specific purpose, © 225 stations, hotels, hospitals, theares, religious purposes, etc. “Uni” means a complete living area or office space ‘which can be occupied by one person or group of persons and which can command a rent on its own, SECTION 4, Insert the details of the property's ownership as found i the Title Documents. SECTION 5. Insert the land area inthe space provided. This should be taken directly from the Title Document. Tiek whether there is a building on the subject lands and if so, insert how many there are standing om the land. For land with only residential buldingslliving units, complete Sections 1-5. 6 and 8 only. For land with only commercial buildingsunits, complete Sections 1-5, 7 and 8 only. For agricultural land only complete Sections 1-5 and 8 only. For mixed use lands, complete Sections 1-5, 6 and 7 (as applicable) and 8. If there exists more than one commercial unit, duplicate the entire Section 7 and complete for each uunivbuilding and attach, Page 1 of 2 ‘ga. For each commercial building/unit on the parcel of land, please insert its details as shown. The area of each floor in the building must be measured and inserted in square meters. Where there is need for more space to entcr details (eg, to add more floors), please copy and attach the relevant section as necessary. Ifthe building has more than one unit, please fill out for each unit and insert in the heading of the column the unit name and location (e.g. GF Front Unit, FF Rear Unit, GF No. 1, GF No.2). Please enter the Room Type as necessary if not found in the Table, for example, Conference room, Storage Room. 7f, Tick which sundries are installed for each building or unit. 7g, Insert directions to the subject property using the closest main road as the starting point. A Tocation map could also be drawn or printed and attached to the Return. SECTION 8. Sign and Date the Declaration, Please note that this is required in order for the Return to be valid and ‘complete. For companies, the signature of the company’s legal representative is required with the company’s stamp. Attach copies (not originals) of the documents listed at the top of the Retum. To submit the Return online, please visit our website at www_valuationdivision gov.tt and click on “Fill in a Reta” at ‘the top right of the webpage or “Online Retum Portal” on bottom left side of the page. This will take you to a sign up page for registration. After registration and log in, instructions will be provided on filling in the Return. To submit the Retum manually, place the Return and attachments in a scaled envelope with the name of the ‘owner/occupier, residential address of the owner/occupier, telephone contact and email address clearly written on the envelope and deposit same at any of the drop boxes located at the Valuation Division Regional Offices or Municipal Corporations listed in the Section 29 Notice issued by the Commissioner of Valuations.
