DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Absolute Sale made and executed by and between:

Spouses MANUEL C. CALLANTA and JOSEPHINE E. CALLANTA, both of legal age,


Filipino Citizens and residents of Brgy. Palguyod, Pozorrubio, Pangasinan; hereinafter referred to as
the “VENDOR/S”;
- and –

HONEYLETTE C. BULATAO married to JOSEPH B. BULATAO, 0f legal age, both Filipino


Citizen and resident of Brgy, Buneg, Pozorrubio, Pangasinan; hereinafter referred to as the
“VENDEE/S”.

WITNESSETH THAT:

WHEREAS, the Vendors are the absolute and registered owner of a parcel of land covered by
TCT NO.: 026-2017002179 and its improvement, situated at Brgy. Alipangpang Pozorrubio, Pangasinan
and more particularly described as follows:

Containing an area of THIRTY THREE (33) SQUARE METERS.

Whereas, the Vendors being the absolute and registered owner of the above described parcel/s of
land and its improvement with Tax Declaration No.: 37248 thereon / have all the full and absolute right
to dispose the same and that likewise warrants to defend the full and absolute title and ownership of the
Vendee herein, their assigns, transferees and or / successors, including their interests against whatever
claim of any person whomsoever.

Whereas, the Vendors further warrants that the above described property are free from any lien
and / or encumbrance in whatever kind of nature and that the real property taxes for the current year had
already been paid;

Whereas, the Vendors desires and offers to SELL, CEDE, CONVEY and TRANSFER by way of
SALE of the above described parcel of land and it’s improvement, in favor of the Vendee and likewise
the latter, having been authorize and empowered by the laws of the Philippines, are willing to buy the
same price and under terms and conditions herein set forth;

Whereas, the parties hereby agree that the Vendee shall bear all the fees and expenses necessary
in the execution or registration of this document.

THAT Article 1623 of the Civil Code Section 11/13 of Land Reform Code has been complied
with.

Now, therefore for and in consideration of the amount of ONE HUNDRED THOUSAND
PESOS ONLY (Php 100,000.00) Philippine currency, receipt of which are hereby acknowledged and
confessed, the Vendors ----SPOUSES MANUEL C. CALLANTA and JOSEPHINE E. CALLANTA
---- hereby SELLS, CEDES, CONVEYS and TRANSFERS by way of sale the above described parcel of
land and it’s improvement in favor of the Vendees ---- SPOUSES HONEYLETTE C. BULATAO and
JOSEPH B. BULATAO ---- in accordance with laws of the Philippines, and for all legal interests and
purposes.

IN WITNESS WHEREOF, the parties hereby sign this DEED OF ABSOLUTE SALE,

their witnesses, who are all made known to me to be the same persons who executed the foregoing
instrument and acknowledged under oath that the same is their free will and voluntary act and deed.

This instrument consists of two (2) pages, including this page where this acknowledgement is
written and the attorney is fact of the VENDEE and VENDOR and witnesses have affixed their signatures
on the left margin.
