SCOPE OF WORK

LEED CONSTRUCTION STAGE

A) Alignment

This phase will involve intense involvement to ensure alignment with the design stage
assessment, to identify and mitigate any areas of risk, and to implement robust procedures for
managing the assessment process.

Specifically, during this stage to carry:

 Carry out a risk assessment through review of the scorecard and design vs. contract
documents to identify any gaps and risks to the contractor and highly this clearly to client
in the Construction Stage Risk Register & Sustainability Action Plan To be Submitted
 Develop or (review the developed) construction stage work activity plans (as per the
project needs):
 Sustainability Implementation Plan To be Submitted
 Erosion & Sedimentation Control Plan Approved with Comments
 Construction Waste Management Plan Approved with Comments
 Indoor Air Quality Plan: During Construction Revise & Resubmit
 Indoor Air Quality Plan: Flush-out to be submitted
 Sustainability Materials Procurement Plan To be submitted
 Develop Inspection & tracking report templates such as but not limited to:
 Erosion & Sedimentation Control Inspection Report To be Submitted
 Construction Waste Management Manifest to be submitted
 Indoor Air Quality Inspection Reports To be submitted
 Materials Procurement Log to be Submitted
 Materials Tracking Sheet (Recycled, Regional) to be submitted
 Materials Review Cover Sheet to be submitted
 Materials Tracking Sheet (Low-emitting: Wood, Adhesives & Sealants, Paints &
Coatings, Flooring) to be submitted
 Progress Reports to be submitted

B) Coordination

During this stage your team will focus on overseeing the ICAD team’s execution of the LEED
and requirements with information coordination and general alignment of LEED and processes
and procedures as required.

Specifically, your team will: to be submitted

 Schedule regular updates and coordination meetings with sustainability champion and
PMC as necessary
 Carry out material reviews and provide feedback
 Review documentation
 Carry out site inspection & audits
 Carry out training and awareness session for site team on the implementation and
sustainability requirements
 Ensure that all sustainability goals and targets are being achieved
 Ensure that all relevant evidence is being collated
C) Close-out to be submitted

During this phase you will carry out a final review of all LEED and submission documentation,
and coordinate the final submission to the client. This will again require intense involvement
from your consultancy team.

Specifically, your team will:

 Ensure that final close-out documents are clearly filed, easily identifiable, well organized
and complete.
 Carry-out a lessons learned exercise to document learning in order to enhance future
project delivery efficiency and client satisfaction.

Specific Scope Exclusions:

- LEED Design Credits


- LEED Commissioning Authority
- Energy/Daylight/Thermal Modeling
- USGBC Registration and Certification Fees
- Environmental Consulting and Auditing (Not required for LEED certification)
- Lighting Analysis (To be performed by the lighting designer)
- Credit Appeal Fee
- Preparation of DWG’s (To be prepared by the designer (if required))
- Daylight Analysis (To be performed by the lighting designer)
- Site Assessment (To be performed by the client (if required))
- ASHRAE Compliance Documentation (To be performed by the HVAC designer,
Alpin will provide all required checklist and template)
- Parking Calculations (To be performed by the project designer, Alpin will provide
all required checklist and template)
- Rainwater Calculations (To be performed by the plumbing designer)
- Acoustic Studies (To be performed by the contractor (if it is) required)
- Air Quality Testing (To be performed by the contractor (if it is) required)
- Light Fittings and Lighting Control Testing (Not required for LEED certification)
- Any other scopes not mentioned above in the detailed scope of work
