1. To transact with Register of Deeds regarding the transfer of the Land Title of a certain property situated at
San Rafael Heights, Phase 1, Blk 14, Lot 5, Marcelo St. Sto. Tomas Batangas, Philippines

2. To represent, execute, pay taxes or other fees necessary, and sign any and all documents and papers in
relation to the transfer of the said property to our names before any individual, private/government agency
and concerned authority; and
