CONTRACT OF LEASE:
KNOW ALL MEN BY THESE PRESENTS:
This CONTRACT made and executed this ____________day of
_____________ in the City of Manila, Philippines, by and between.
LIRIO L. ILAGAN, married to JOSE O. ILAGAN
All of legal age, single/married/widow, Filipino citizens and with residence
and postal addresses at 3167 B New Panaderos Sta. Ana, Manila,
hereafter called the OWNER / LESSORS:

CONSERNA C. ILAGAN
All of legal age, single/married/widow, Filipino citizens and with residence
and postal address at 3167 B New Panaderos Sta. Ana =< Manila
hereinafter called LESSEE.
WITNESSETH:
That the LESSORS are the registered owner of a certain parcel of
residential land, located at 3167 B New Panaderos Sta. Ana,
Manila Philippines consisting of FOUR HUNDRED THIRTY SIX
SQUARE METERS AND SEVENTY FOUR SQUARE
DECIMETERS more or less covered (436.74) by TCT No.
226814, portion of the land/property/premises is leased to the
LESSOR , under the following TERMS AND CONDITIONS;
1) That the LESSEE shall all the times recognizes and respect the
ownership of title of the LESSORS over the property subject matter of
the Lease Contract;
2) TERM OF PERIOD: The term of this lease shall be for a period of
one (1) year, commencing on 01 APRIL 2022 to end on 01 APRIL
2023.
3) RENTAL PAYMENT: The LESSEE shall pay a monthly in the sum
of FOUR THOUSAND PESOS (Php 4,000) per monthly , payable
during the first (1) day of the month at the residence of the
OWNERS/LESSOR without the necessity of a demand.
4) That during the term of this lease the LESSOR upon a written notice
and demand shall have the right to increase the monthly rentals once
in ONE (1) year, at the rate of 10% per annum.
5) That when the LESSEE fails or refuse to pay his monthly rentals for a
period of three (3) successive period the LESSORS shall have the
right to eject the LEASSEE from the premises she is occupying and
renting without of any right of reimbursement for the expenses
incurred for any improvements she have introduced /or put on the
land she have occupied or rented, but failure to take action shall not
constitute a waiver on the part of the LESSORS;
6) That upon the signing of this CONTRACT OF LEASE, the LESSEE
is prohibited from making or introducing additional structure or
improvement on the land presently occupied by her without first
securing the written consent of the LESSOR;Otherwise the lease
cannot claim for any reimbursement of expenses incurred for the said
improvement and the OWNER/LESSOR shall have the right to
demand the removal and demolition thereof;
7) The LESSEE is prohibited from the sub-leasing assigning of
transferring her right to lease the land and/or sell their right over the
improvement ansd building found on the land occupied and if has
desire to move out of the premises or land leased, the LESSEE shall
have the right to remove the said structure or building at her own
expense.
8) That should the LESSEE desist or to lease the land on the property
lease, provided that all expenses for the said removal shall be made
by the LESSEE herself.
9) That in the event the LESSEE shall vacate and one of the TERMS
AND CONDITIONS of this CONTRACT shall be a valid ground
for a judicial ejectment from the premises;
10) That in the case of suit arising from the LEASE CONTRACT
the LESSORS shall be entitled to damages and attorneys fee in the
amount of no less than _______ pesos.
IN WITNESS WHEREOF, We have hereunto set our hands and affixed our
