.LOCATION OF THE PROPERTY

This is the key parameter as the infrastructure around the property should be
well-developed, or there should be scope for future development in the area.
Ideally, there should be enough of a customer base or footfall to ensure you can
easily get a tenant.

2.LOCATION OF THE UNIT WITHIN THE PREMISES

This depends on how the space is to be used. For instance, in a mall, shops on the ground floor facing outwards towards a
road are at a premium compared to those located in a corridor on a higher floor. Similarly, corner office spaces with
ample natural light are preferable to those in a basement.

3.CONNECTIVITY AND PARKING

Easy access to roads, metro or public transport, and ample parking space are important as these enable customers and
clients to easily commute to the area, increasing its value.

4.AMENITIES PROVIDED BY THE BUILDER

The more the better, so look at all the facilities that the developer is offering, such as sufficient power back-up, suitable
number of elevators and escalators, requisite number of fire exits, etc.

5.REPUTATION OF THE DEVELOPER

Needless to say, this is essential. Grade-A properties by reputed developers may come at a premium but they also ensure
that the build quality is good, you can easily get tenants, and the property will be maintained well.
