I. BACKGROUND
Construction projects are the foundation of development in both the public and private
sectors; therefore, it is essential that the projects are completed within the planned scope, time,
and cost. One of the most common issues in the construction industry is delays, which can have a
significant impact on the project’s timeframe, cost, and quality. This study focuses on the impact
of delays in construction in terms of time and cost, as well as to identify effective strategies for
preventing time and cost overruns. Delays in a construction project can have a wide range of
negative effects on the whole project. The project's economic benefits vanish as a result of these
kinds of effects. One of the crucial performance indicators for a project is its time overrun, which
will inevitably result in a cost overrun. In the construction industry, delays are viewed as a loss
of efficiency and productivity (Tariq & Gardezi, 2022). It’s a well-known problem that
construction projects often run behind schedule. No matter how big or small the construction
project is or whether the economy is developing or well-developed, delays are inevitable. The
same is true of construction project conflicts, they are widely recognized as a universal and
inevitable occurrence. Delays are expensive for everyone involved and they frequently lead to
arguments, cost overruns, lawsuits, the need to abandon the project entirely, and even its
infeasibility (Rahman, 2016). Being able to complete projects on time is critical, but the
construction process is fraught with uncertainties and unpredictable components due to factors
such as the availability of resources, external circumstances, the performance of parties, and the
type of building being constructed. It's important to plan for and prepare for the possibility of a
project delay, as this is a common threat that can result in significant financial losses as the
construction project moves into its execution phase. In order to reduce the risk of future projects
running behind schedule, it is essential that all relevant factors be thoroughly evaluated before
any work begins (Dharma, 2022).

In the field of engineering, especially for construction, every time and penny are worth. Thus,
building a house etc. with an efficient way for us to save much time and money. For that there's
many ways we can come up to have a solution that is best and efficient for saving a lot of time
and money. There are a lot of things to consider that cause delays in construction projects. The
proper selection of a contractor is absolutely necessary to ensure the success of a project. One of
the reasons why there is a delay in construction is that the contractor's poor planning and
scheduling affects the amount of time it takes to complete the project. According to Rahman, the
inability to make decisions due to a lack of experience can cause not only delays but also
additional work and expenses. Also, it is essential to have proper project management procedures
in place in order to reduce the causes and effects of cost overruns, missed deadlines, and other
delays in construction projects. As a result, it would be important to identify the true and primary
causes of delay as one of the project's risk factors.
This study tried to find out how projects can prevent delays that have an impact on both the
amount of time and money spent on the construction project. Therefore, delays in construction in
terms of time and cost appear to be a common challenge in the construction industry. These
issues are thought to be caused by poor scheduling, inaccurate cost estimation of projects,
selecting a contractor, and external events that impede the execution of the project.

The students proposed some solutions that can help to reduce the delays in construction
projects. Construction firms should hire seasoned professionals to ensure that their projects are
completed successfully and on time. The company can then consult with the right experts to
learn how to solve issues in each phase of the project. The Engineer can conduct surveys on the
workers in the construction or investigate and see what happens when the delay occurs. Finding
out what's causing delays is the first step toward eliminating them. As research for this study the
Engineer should list down all the things that can go wrong when delay happens so that we can
come up with a solution that will help the workers not to delay the construction and not to waste
time and money. The Project Manager is responsible for identifying the scope of the project, as
well as its key activities, the delivery schedule, and any other relevant factors. Also, construction
firms need to have competent financial experts on staff and allocate sufficient funds for
construction activities to prevent delays. Lastly, the Project Manager should create a schedule
and plan when building something.

V. RECOMMENDATIONS
Since there are a lot of different factors that could cause the delay in construction, the
students recommend that the construction company conduct a survey so that they can identify the
cause of the delay that impacts the time and cost. This would allow them to pinpoint the cause of
the delay. Because they are responsible for the various aspects of the project, it would also be
helpful for the project manager to determine the scope of the project, as well as its primary
activities, the delivery schedule, and any other relevant factors. It would be helpful for them
since the first thing you need to do in order to get rid of delays is to figure out what's causing
them.
