THIS INDENTURE, made this 21st day of November, 2022, between THOMAS B. MARSH, as Executor of
the Last Will and Testament of W. Eugene Marsh, a/k/a Walter Eugene Marsh (hereinafter referred to as the
"Deceased"), late of Gwinnett County, Georgia; (hereinafter referred to as "Grantor"), and THOMAS B. MARSH, as
Executor of the Last Will and Testament of Mary Sue Marsh, (hereinafter referred to as "Grantee"). ("Grantor" and
"Grantee" to include their respective heirs, successors, executors, administrators, legal representatives and assigns where
the context requires or permits).

WITNESSETH

GRANTOR, acting as Executor under and by virtue of the power and authority contained in the Will of the
Deceased dated December 12, 2001, having been duly probated and recorded in the Court of Probate of Gwinnett
County, Georgia, and evidenced by Letters Testamentary issued pursuant thereto dated February 6, 2006, appointing
Grantor as Executor, has granted, bargained, sold and conveyed, and by these presents does grant, bargain, sell and
convey unto Grantee,

See Exhibit “A” attached hereto and made a part hereof by reference.

The undersigned hereby assents to the devise of said property under the terms of the Will, so that the Estate of
Mary Sue Marsh is vested with full fee simple title in said property as provided in said Will.

This conveyance is made subject to: (1) zoning ordinances affecting property, (2) general utility easements of
record, (3) covenants and restrictions of record, and (4) ad valorem property taxes and sanitary taxes not yet due and
payable.

TO HAVE AND TO HOLD the land with all and singular the rights, members and appurtenances thereof, to the
same being, belonging, or in anywise appertaining, to the only proper use, benefit and behoof of Grantee forever, in as
full and ample a manner as the same was held, possessed and enjoyed, or might have been held, possessed and enjoyed,
by the Grantor, in fee simple.
