Rental Agreement

This agreement of rent is made and executed on this 15th day of July 2011 (15/07/2011) at Bangalore, By and between: Shri. MAYRU KULKARNI # Ground Floor, Flat No-106, Lakshmi Sadan Apt Syndicate Bank Colony, 2nd Cross, Arakere, B.G Road, Bangalore-76. Hereinafter called the LESSOR/OWNER of the one part.

And
Shri. PUSHPARAJ PAUDEL S/o Shri. Sukadev Paudel Residing at # Lakanath 10, Kaski, NEPAL Hereinafter called the LESSEE/TENANT of the other part.

Whereas the Lessor is the sole and absolute owner of the residential property situated at No: # Basement Floor, Flat No-003, Lakshmi Sadan Apt Syndicate Bank Colony, 2nd Cross, Arakere, B.G Road, Bangalore-76. Whereas the Lessee/Tenant has approached the owner/Lessor to take the schedule premises on the base of rent for residential purpose for a period of 11 (Eleven) months for which the owner agrees to let out the premises with following terms and conditions:

This agreement witnesseth as follows: This rental agreement will be starting from 27th January 2011 to 11 (Eleven) months with following conditions. 1. Deposit: - The Tenant/Lessee has this day 27th January 2011 paid the sum of Rs. 20, 000/- (Rupees Twenty Thousand Only) by way of cash and the same shall refundable to Tenant by the owner/Lessor without any interest at the time of vacating the schedule premises 2. Rent: - Whereas the Tenant/Lessee has agreed to pay the monthly rent of Rs. 2,000/(Rupees Two Thousand Only) which is payable on or before 5th of every English calendar month. The rental amount shall be increased by 5% p.a. for once in every year. 3. Electricity and Maintenance Charges: - The Tenant/Lessee shall pay the Electricity charges will be paid to the concerned department regularly and water chargers are Rs. 100/- per month. 4. User: - The schedule property shall be utilized only for the residential purpose, and The Tenant shall not sub-let or under-let the schedule. 5. That the both the parties shall inform each other and shall issue 3 months (Three months) prior notice for termination of Tenancy period. 6. That the Lessor/owner shall have right to inspect the schedule property in reasonable time at the time of vacating the premises the tenant should paint the house at the time of vacating the schedule premises.

SCHEDULE The piece and parcel of the property bearing No: # Basement Floor, Flat No-003, Lakshmi Sadan Apt Syndicate Bank Colony, Arakere, B.G Road, Bangalore-76. Consist of One Hall. One Kitchen, One Bed Room with One Sepreate Bathroom along with electricity and water facilites.
