RENT AGREEMENT
This Rent Agreement is made and executed at New Delhi on this 23rd day of
June 2021, between Mrs. Usha Goel R/o B-195, Gate No.2, Duggal Colony, Devi
Road, New Delhi-11008@ (hereinafter called the Owner/First Party) which
expression the context so admits shall include their legal heirs successors,
representatives, administrators and-sssignees on the part.

‘Mrs. Amita W/o Mr. Mahesh Kumar R/o 8-195, 3rd Floor, Gate No.2, Duggal
Colony, Devli Road, New Delhi-110080 (hereinafter called the Tenant/Second
Party) which expression the context so admits shall include their legal heirs
Successors, representatives administrators and assignees on the other part.
AND Whereas the First Party is Owner of B-195, 3rd Floor, Gate No.2, Duggal
Colony, Devli Road, New Delhi-11008@ which the Owner has agreed to give and
‘the Tenant has agreed to take on lease for a period of 12 months.
WHEREAS the first party is the Owner and in physical possession of the
premises and the Tenant is agreed to take a premises on the following agreed
‘terms and conditions
1 That Tenant shall pay a monthly rent in advance sum of Rs.8,000/-
(Rupees Eight Thousand Only), (Maintenance Charges, and Water bill or
Electricity Bill extra as per meter reading per month) will be Paid by
the Tenant.
2 That the second party shall pay a security in advance Rs.NIL, to
the first party refundable without interest at the time of peaceful
vacation and handing over of the possession of the premises to the
first party.
3 That this Agreement is granted for a period of 12 months only
commencing with effect from @ist April 2621 to 31st March 2022.
4 That the Tenant shall all times during the term of the lease to
keep and maintain the premises clean, tidy, healthy wined and
watertight in all seasons and further in good and substantial repair,
reasonable wear and tear and damage by fire or stone.
5 That the Tenant agreed to repair all broken fittings and fixtures
by equally good or better substitute and not to make any structure
additions or alterations to the premises in any circumstances.
6. That the Tenant shall not sub-let the whole or any part of the
said premises to anyone else in any case at any circumstances without
obtaining prior written permission of the Ouner.

LOThat the Tenant will not carry out any unlawful illegal activity
in the rented premises. He will be personally liable for the activities
carried out in the rented premises.
That the Tenant shall use the said premises for Residential
Purpose only.
8: That the agreement can be terminated even before the expiry of the
Sgreenent period either by the parties giving @1 month’s written notice
from both sides.
10. That the Tenant shall abide by all the bye-laws, rules, and
regulations of the civil /concerned/local/society authority in respect
Of the said premises.
11, That this Rent Agreement can be extended for another period with
‘the mutual consent of both the parties,
22. That the Second Party have to hand over the said tenancy premises
to the First Party on expiry of the Tenancy Period.
3. That the Owner can make any construction in the said Property any
‘time and the Tenant will not raise any objection,
14. That the Tenant shall not store any flammable material in the
said premises,
1s. That the Tenant shall allow the Owner or his/her authorized
representative to inspect the said premises during the reasonable hours
of the day without any prior notice,
16. That the Tenant can make/get any kind of identity proof like
passport, Ration Card, Driving License, Identity Card, credit Card etc.
at this address.
v7. That the Owner will not be liable for any kind of Bank
recovery/Bank Transaction under the name of the Tenant.
18. That the Tenant shall be responsible to restore the said premises
in the same good running condition with the fitting & fixtures therein
fo the Owner, on termination of this Rent Agreenent.
19. That the minor repairs shall be carried out by the Second party

3/Pa20. That if the Tenant fails to pay the monthly rent to Owner as
+ hereby agreed upon in time, the agreement will be cancelled and the
Tenant have no right/claim for agreement.
a. That the Second Party shall have no rights take any kind of loan
from the Govt. Bank/ Private Institution etc. by mortgaging any
interest of the Tenant/occupied premises.
2. That the Tenant shall pay the rent regularly in advance latest by
@7th day of every calendar month.
23. That I assure that when rent agreement between Tenant and Owner
come to an end. It shall depend upon the Owner that the he may extend
‘the agreement date further or not. In condition of no further extension
‘the Tenant can't take legal action against the Owner.
2. That the rent will be increased @ 10% Extra after every
12 months.
