LEGAL FEES AND STAMP DUTY Each party shall bear their respective legal fee. However, the stamp duty shall be borne by th e Purchaser. VACANT POSSESSION The aforesaid property shall be handed to the Purchaser WITH/WITHOUT vacant possession upon full payment. EXECUTION OF SALES AND PURCHASE AGREEMENT The purchaser hereby undertakes to execute the Sale and Purchase Agreement within thirty (30) days working days from the date of acceptance of this offer by the Vendor subjected to Banks Loan Approval (provided that there is no undue delay on the part of the Vendors or Purchasers Solicitor) failing which the said earnest deposit shall be forfeited. Thereafter this offer shall be null and void and neither party shall have any claims against the other party. In the event that the Vendor fails to execute the Sales and Purchase Agreement within stipulated period, the Purchaser shall be entitled to seek Specific Performance at the cost and expense of the vendor OR full refund of the earnest deposit plus a sum equivalent to the said earnest deposit as liquidated damages and thereafter this offer shall be null and void.
