ANSWER
Maintenance Management:
Maintenance management is the management ofall assets owned by a
company, based on maximizing the return on investment in the asset. This
definition encompasses the philosophies contained in many of the more
popular techniques currently being utilized by companies today.
Asset Management:
Asset management is systematic and coordinated activities and practices
through which an organization optimally and sustainably manages its assets
and asset systems, their associated performance, risks and expenditures over
their life cycles for the purpose of achieving its organizational strategic plan
In some cases, the pyramid are used to visualize the model. Some
people said that this model was inspired by Maslow Hierarchy of
Needs Model.
ANSWER
The lowest levels of the pyramid are made up of the most basic needs,
while the more complex needs are located at the top of the pyramid.
This hierarchy suggests that people are motivated to fulfill basic needs
before moving on to other, more advanced needs.
Followings are list of human needs. Discuss with your group, for each
need in the list identify and categorize it in appropriate level of
Maslow’s pyramid.

is the balance of performance, risk, and cost to achieve an
optimal solution. (Jardine Chapter 1)
Pay attention on Figure 1. Discuss with your group, how long does it
take to move from one stage of maintenance type to another type.
ANSWER
Every category offers specific results and the complexity of the relationship as well. In
the semi-chaos of a reactive maintenance environment, it is unlikely to be the same
type of person that thrives as a clear candidate for certain discipline behaviors. And
there's a need to have new opportunities for tradespeople to replace those that are
losing out now. Then obviously a long time is required to switch one form into another.
Seeing the dedication in the employees, the financial and non-financial incentives they
got, the continuity of the current actions to achieve the goals of the business, it would
probably take 1-3 years in each form level. The top management must ensure that the
company's processes include all the conditions below (in Figure 1) for moving onto the
next level.
Rewrite the model. The block in the model represents the milestone
of the implementation. Discuss with your group what should be done
by the organization in each implementation mile stone.
