WHEREAS the LESSOR is the absolute owner and well possessed of the immovable property namely, Residential Premises bearing No. G-003, “Gladiola Gardenia”, B.D.S Layout, Rachenahalli Village, K.R Puram Hobli, Bangalore- 560 077, with the amenities, fittings and accessories described hereunder in the schedule and which property be hereinafter called referred to as the “SCHEDULE PREMISES”. WHEREAS the LESSEE herein approached the LESSOR and offered to taken on Rent the scheduled promises and the LESSOR accepted the said offer and agree to rent out the same to the LESSEE, and in pursuance thereof the parties herein entered into this agreement as hereunder. NOW THIS INDENTURE WITNESSETH: THAT, the ‘LESSOR has RENT out and the LESSEE has taken on RENT on this day the immovable property namely, Residential premises bearing No. G-003, “Gladiola Gardenia”, B.D.S Layout, Rachenahalli Village, K.R Puram Hobli, Bangalore- 560 077, Which is more specifically described schedule of the premises and hereinafter be called fe SCHEDULE PREMISES, in the following terms and con¢ 4, DURATION: The Tenancy shall be for a period of 14(eleven) months only, commencing from 09/07/2013. The same may be renewed after 11 ‘months subject to terms and conditions as mutually agreed upon between the LESSOR and the LEESSEE RENT: The LESSEE shall pay a sum of Rs.12, 000/- (Twelve Thousand Only) to the LESSOR as rent for the premises. The rent for each English calendar month shall be paid on before the 5" day of the following month. After 11 months the rent will be increased at 5% and every eleven months thereafter on previous month rent. The Tenant agrees to pay the monthly Maintenance charges levied by the apartment Owner's association or the Developer or the person maintaining the apartment. The amount towards this shall be informed at a later date. . DEPOSIT: The LEESEE has paid a sum of Rs.1, 00,000/- (Rupees One Lakh Only) to the LESSOR, by the way of NETBANKING from LESSEE'S bank account no. 2.05, 4.0.2 /&ie46in bank of ICICI Bank to. LESSOR'S bank account no 000301531220, in bank of ICICI Bank. The LESSOR shall hold the same free of interest and shal , 6. refund the said amount to the LESSEE at the time of LESSEE delivery back of vacant possession of the premises to the LESSOR. |. PURPOSE: The LESSEE shall use the schedule premises for family residential purpose only and shall not use it for any illegal or immoral purposes or activities. . CHARGES FOR ELECTRICITY: The LESSEE shall bear and pay the charges for electricity consumption separately as per separate meter provided, The LESSEE need to pay this to concerned authorities without arrears during this tenancy period. CHARGES FOR WATER: If any case in future the association or concerned authority charges for water consumption shall bear and pay by LESSEE BAR ON SUB-LETTING: The LESSE shall not sub-let, part or re-let with possession of the scheduled premises or any part or portion thereof to/or in favour of any other person/s on any terms or conditions, ADDITIONS AND ALTERNATIONS: The LESSEE shall keep the schedule premises in good and tenantable conditions, and shall not carry out or make any alterations, modifications or repair in respect of the we schedule premises without prior approval or concern of the LESSOR. REPAIRS AND MAINTENANCE: The LESSEE shall keep the schedule premises in good condition subject to normal wear and tear and shall not cause or suffer any damage thereto, Any damages to the fixtures and fittings of the premises, which shall be used by the LESSEE during the lease period, shall be reimbursed by the LESSEE or the same shall be deducted by the LESSOR to of the deposit paid by the LESSEE. DELIVERY BACK OF POSSESSION: On the termination of the tenancy period, the LESSEE shall deli iver back vacant possession of the schedule premises to the LESSOR in the same condition in which it was let out ‘subject only to change by natural wear and tear. The LESSEE shall not remover/cause to remove change/cause to change any of the fittings and fixtures to their place or position. PROVISON FOR EARLIER TERMINATION: In the event of the LESSEE failing to pay the rent for a period ‘of two months consecutively or 6 3— — ‘Date of exeoutton committing breach of any other terms and conditions of tenancy, the LESSOR shall be entitled to terminate the tenancy and re-enter upon the premises. PROPERTY TAX: The LESSOR shall bear and pay the property taxes, rates and cesses payable to the Bangalore city corporation in regard to the premises. 14, PAINTING CHARGE: The LESSEE shall paint the premises at the time of vacating, if he fails to do so, one month rent will be deducted from the advance amount. 15, INSPECTION AND ENTRY: The LESSOR and/or his representatives shall be entitled to enter upon the premises with prior appointment to inspect the same to satisfy himself that the premises is being used in accordance with the terms of tenancy.
