Give the student a sentence and teach them how to negate and to make
questions

Answer the question on p.25

Show them a sentence and ask them why did I add the question tag,
what extra meaning was given to the sentence.

Ask them about the changes in the verbs, before and after the comma.

After the explanation, take examples from them.
